[Arch City]

After a recession delay, Michigan-based Village Green is about to break ground in October on a 6-story, 88-unit building in the West End -according to NextSTL.com.

The 6-story, L-shaped building will be added to Village Green's current cluster of mid-to-late 1920's West End high-rise buildings that were renovated in 2006. (See VIDEO below)

The cluster is just a few blocks from a MetroLink station.

The residential high-rise cluster sits near the Central West End, Washington University and its medical center, Forest Park and 10 minutes from downtown Clayton.

Magnolia Hotels, a small hotel chain with swanky hotels in Dallas, Houston, Denver and Omaha, is reported to be buying one of St. Louis' most historic hotels. The firm will do a renovation.

UrbanStreet Group, the Chicago-based developer who bought various properties from brothers Michael and Steven Roberts last fall, is planning to sell one of those pieces - the Mayfair Hotel.

UrbanStreet is negotiating the sale of Mayfair to Magnolia Hotels of Denver, the St. Louis Post-Dispatch reports. Magnolia has hotels in Denver, Dallas, Houston, Bryan-College Station, Texas; and Omaha, Neb.

The developer plans to sell the hotel by September. In April, the hotel will reopen as a Magnolia following a $11 million renovation. The hotel, completed in 1925, is on the National Register of Historic Places.

Pre-construction work is underway as St. Louis College of Pharmacy is planning a $100-million expansion with new and renovated campus buildings.



According to NextSTL.com, a reliable development source in St. Louis, St. Louis College of Pharmacy is planning a major two-phased expansion. The last time the college expanded was in the early 2000's.

First phase plans call for a 200,000-250,000K square foot building with classroom, laboratories and administrative office - with a half glass design.

Founded in 1864, the St. Louis College of Pharmacy is the oldest college of pharmacy west of the Mississippi river. The six-building campus of 1,300 students is nestled within the Washington University in St. Louis Medical Center. Both campuses are in the Central West End.

With this project, there will be almost $1.4-billion in new projects planned for the Washington University Medical Center.

St. Louis University cuts the ribbon on its new Joe and Loretta Scott downtown law school. The law school is situated in downtown's Civic Center area. The Law School is bringing 1,200 people - students, faculty and staff - to downtown. The Law School's building was donated and converted into a state-of-art facility.

From all indications, St. Louisans are loving their new shopping additions in the Chesterfield Valley.

Both of St. Louis' dueling outlet malls have now opened to long lines with thousands waiting in line to start shopping - and so far so good - although people tend to like St. Louis Premium Outlets more. More stores are on the way for both malls.

St. Louis Premium Outlets opened on the 22nd - just in time for back-to-school. Taubman Prestige opened early August.

Last year, the dueling malls garnered national attention in the Wall Street Journal: Developers Duel Over Malls in Missouri.

North Sarah Apartments - PHASE II, Central Corridor/North St. Louis

Construction has begun on the $30 million second phase of a mixed-use mixed income development that is working to revitalize a long-disinvested area of land just north of Gaslight Square in St. Louis, Missouri.

Projected to open in 2014, North Sarah Phase II will consist of 103 mixed-income rental housing units geared towards families plus 6,400 square feet of commercial/retail space. Amenities will include a playground, computer center, fitness room, and community clubhouse.

The $30 million first phase of development, which opened in the fall of 2012, includes 120 housing units and nearly 12,000 square feet of commercial, management and community space, which will ultimately contain a small, locally owned, fresh food grocery store.

De Tonty Commons, Shaw Neighborhood

New and rehab homes are going up all around St. Louis City. Here's a new planned project for 16 new homes, but their appearance could clash with the historic Shaw neighborhood's codes. Shaw is where the acclaimed Missouri Botanical Gardens calls home. It is also near Tower Grove Park.

ST. LOUIS • A plan to build 16 houses on vacant lots in the Shaw neighborhood is clashing with the inflexibility of historic district standards.

Urban Improvement Co., known as UIC, wants to build the houses in the 4100 block of DeTonty Street. Brent Crittenden, UIC’s managing principal, plans to market the project’s two-bedroom houses for $196,000.

For now, UIC’s project, initially named DeTonty Commons and just renamed DeTonty Close, is stymied by standards of the city’s Shaw Certified Local Historic District. Established by ordinance in 1985, the standards require new developments to conform generally in appearance to nearby brick homes, flats and small apartment buildings, most a century old.

As determined by the city’s Cultural Resources Office, the conflicts between the Shaw historic district’s requirements and UIC’s plan are many.

Work is underway at the 500,000 square-foot Stifel-Nicolaus Financial Corp. building located at 501 North Broadway in downtown St. Louis. The cost is $35-million with Stifel receiving a $17-million incentive package from St. Louis with the promise to create 200-plus jobs downtown.

The fast-growing national brokerage and financial services company opted to stay in its current building instead of building a new tower at Ballpark Village.

Work at the existing building is to be done in two phases. Phase I is underway and Phase II is expected to include office levels seven through 12 and require approximately seven additional months.

Initial renovations to the existing building include a new lobby with second floor areas, an updated entrance at Broadway and Washington, a new statue plaza and exterior modifications including new lighting and entry modifications. The new lobby will be completely redesigned to feature a more contemporary look.

The building will include Stifel Nicolaus offices, along with other tenants. Stifel is a full service brokerage and investment banking firm. The Company provides securities brokerage, investment banking, trading, investment advisory etc.

Architectural firm hired for Arcade Building redevelopment

Dominium Development and Acquisition of Minneapolis hired Ebersoldt + Associates Architecture of St. Louis to provide architectural drawings for its $103 million redevelopment of the Arcade Building downtown.

Jeff Huggett, a partner with Dominium, said the architectural firm does have sketches made, but declined to release drawings to the public.

Currently, the 18-story, 538,000-square-foot building, located at Eighth and Olive streets downtown, is undergoing a $3 million environmental rehab by Environmental Operations Inc., which was hired by the city of St. Louis.

Dominium signed a purchase agreement in June to acquire the building for $9 million from the city of St. Louis’ Land Clearance for Redevelopment Authority.

At that time, Dominium said it planned to covert the building into 254 apartments, with two-thirds being affordable units and the rest being market-value units. There will also be 61,000 square feet of commercial space on the first three levels.

Work continues on the Sun Theater, located in St. Louis' main arts and theater district, Grand Center in Midtown. The Sun is receiving an $11-million renovation that will turn it into a school performance hall for the Grand Center Arts Academy - a charter high school - also located in Grand Center.

In 2011, the charter school moved into the renovated Beaux Arts Building next to the Sun.

The 1500-seat theater will be reduced to about 700 after the Lawrence Group converts much of the balcony to three classrooms with tiered seating.

The theater opened in 1913 as the Gernlan Theatre — a home for German-speaking stock companies, according to the National Register nomination. It describes the facade as “a treasure at human scale.” New ornate cornices, lighting, windows and signage will be put on the building.

Other accounts say the hall opened as the German-language Victor Theater. In 1950, according to Post-Dispatch files, the building became the Sun, “a motion picture theater for Negroes.” The theater has also been called the Lyn Theatre.

A 100-foot A-frame roof truss was lowered into place Tuesday, capping off an important part of the first phase of construction at Ballpark Village.

The $100 million first phase is part of the $650 million Ballpark Village project. The tenants confirmed so far include: an Anheuser-Busch Brewhouse, a 20,000-square-foot space for a restaurant and beer garden; Cardinals Nation, a 30,000-square-foot space for a hall of fame museum, bar and restaurant; and an 8,000-square-foot cowboy bar, PBR St. Louis.

About 15,000 square feet of space is still available.

“We’ve had a lot of people on the national scale interested in this project and interested in St. Louis,” said Chase Martin, development director of Ballpark Village for developer Cordish Cos. Martin wouldn’t disclose the names of those potential tenants, or the type of tenants interested.

Martin is working with various location organizations to woo tenants for future phases of the project. They include the Partnership For Downtown St. Louis, St. Louis Regional Chamber and local real estate agents.

Martin said the 620 parking spaces now blanketing a good portion of the site are temporary. He said infrastructure underneath the parking lot, including plumbing, is ready for new buildings.

The first phase of Ballpark Village is expected to be completed by Opening Day 2014.

The construction on the new $47-million Shriners Hospital for Children-St. Louis continues as construction on new highway ramps into the medical/technology/science corridor continues as well.

The new, 90,000-square-foot facility will be located on 3.75 acres of land on the BJC Healthcare campus purchased from Washington University for an undisclosed price. Officials expect to move into the 12-bed facility by late 2014 or early 2015. The hospital will include three surgical suites, 18 clinic examinations rooms, and nine rooms for outpatient family housing.

The hospital has formed a relationship with St. Louis Children's Hospital and Washington University.

About a month ago, ground was broken on the park lid over the highway. Construction has started.

In total, $360-million will be spent upgrading the Archgrounds.

Below is the new Secretary of Transportation, Anthony Foxx, federal Park Rangers and St. Louis dignitaries.



The park will create a new pedestrian-safe entrance for the Arch grounds.



The Basilica of St. Louis King of France (aka Old Cathedral), the oldest Cathedral west of the Mississippi River, also located on the Arch grounds, is undergoing a $12-million restoration. (See Photos).

And here are early Haley-Sharpe Design renderings of the soon-to-be refurbished and updated Museum of Westward Expansion underneath the Gateway Arch.

















After undergoing an exterior renovation completed this year, here's an early rendering of exhibits planned at the Old Courthouse, which will see an interior under refurbishment. The Old Courthouse, where the Dred Scott Decision was made, is also on the Gateway Mall.

Phase II of Aventura at Forest Park second phase that will include an additional 102 market-rate apartments is underway.

Aventura Phase One (101 market rate units) wrapped up only two months ago. Demand for rental units is up in St. Louis.

This project is near the expanding Washington University Medical Center and the CORTEX Life Sciences and Technology District.
