The 2400 site was proposed by a different developer. The last proposal included a site at 2401 3rd.

I think a high rise should be either 200ft or 20 stories to be considered a high rise. I think it's about time for Seattle to allow tall building on eastlake. Screw those people who think they deserve a view of Lake Union and the Space needle. Build it up.

Today Seattle has seen two big announcements.

1. Smith Tower, the tallest building in the Western US for several decades after 1914, might become residential.

2. The City has selected a developer for the site of the demolished Public Safety Building. We knew the basics years ago but now a team and program are chosen. On this 60,000 sf block, 1/3 would be a 25-story tower with offices and residences. The other 2/3 would be a plaza as planned.

With these two plus the Arctic Building (conversion to hotel underway), the Alaska Building (conversion to hotel/condo planned), the underway workforce residential project at Second & Yesler, the County's new office building, etc., the downtrodden south end of the CBD might gain real energy. And so much better if the 900-unit project gets built north of the stadiums.

Newspaper articles say 28 and 32 and now you say a 25er. This proposed building is all over the place!

Looks like something is going on at 2nd and Virginia (NW corner). There was some heavy equipment on the parking lot - wonder if they're ready to demo the old Commodore Hotel? I believe there's a 6 story apartment building going in there - anyone know for sure?

I recall years ago there was a proposal to do a twin to the tower at 1st and Virginia (the oddly named One Pacific Towers). Guess that fell apart.

They are demolishing the Commodore. They had asked for a permit to do so and use the lot as parking lot for 6 months. My understanding is that the developers will put up a new building around 6 to 8 floors, which will be a boutique hotel.

Correct. I only hope they'll slide right into construction. If they build parking, they'll probably use the six months at least. The six-month permits can be renewed.

Go Seattle!

I am new('ish) to this forum. I have been on cityvscity for a while and it turned into a ghost town. I am not an expert on these two subjects, but I will certainly stand toe to toe with anyone who challenges the area where these two domains come together: Seattle and Skylines (Real Estate).
To the point of this thread, Seattle has amazing growth in the Class A office property and the condo projects aren't stopping anytime soon. The cranes in the sky are still rather limited though. My challenge question would be this: At what point do we, as a city, get to enjoy a more impressive (higher) skyline due to the ban being lifted recently? All of these projects are great (especially westlake and olive/8), but when do we get another supertall? Has anyone heard more from the grapevine that you could share with me?

^I don't have any "news" from the grapevine, but there were comments in the papers at the time that it would not be soon that a really tall Columbia-like bld. was built.

I wonder if the Trump organization has any interest in checking out the market here? Seems like they are building supertalls everywhere.

I dunno...Trump's image is glitzy and brash. Despite there being boatloads of money in the area, I just can't picture this town lining up for anything from Trump.

Bellevue is too nice for trump. Seattle is too tasteful for trump. He can hose off to a city starving for development.

And the question about new supertalls above is a great one. My family just moved our boat to elliot bay marina and everytime we do work on it i can help staring at the skyline and pondering change. Sure these condominiums are a great addition to seattle, but even the tallest (olive 8 and 1521) wont have a particularly huge impact on the skyline. Id love to see some more major office towers in the city core.

We're unlikely to get anything of Columbia Center's height due to FAR restrictions in the core. But I wouldn't be surprised to see some 600' projects proposed in the Denny Triangle, near the Retail District, or in the Financial District. In addition to its zoning, the Denny Triangle is becoming a much more viable area for office, hotel, and residential.
