Having friends with high donation limits in the foundation pays off. Here are some updated models/art for the new expansion. The stuff Mopacs posted is good, but thats for the completely finished DKR, who knows how long that will be.

Couple of things worth noting:

1) it would apear they are going to do some Facade work on the West side of the stadium (the giant uperdeck) to make it look more like the rest of the stadium. Very good news because burnt orange bricks > concrete.

2) Although the uperdeck will stop short of connecting to the west side deck (makes sense, its alot bigger) the luxury boxes WILL be connected from the west side all around to the east side. That is probably why they are redoing the west side luxury boxes this year.. they are exanding them out.

3) We will now have the 9th largest stadium in the country, up from the 17th. Official seating figures for the new stadium will be 91K. We are currently right at 80K, even though we pack in about 86K-88K for a home game. 10% seems to be a good figure to add on to the official seating when counting all the people in the stadium without a seat.. so game attendence will aproach 100K, but likely fall short.

Hey StoOgE, can you find out how tall the stadium is? Or how tall it will be after this expansion? I've been trying for years to get a height for it. The article in yesterday's paper says the new entrance towers on the north side of the stadium will be 115 feet tall. They are by no means the highest point on the stadium though. The tallest point seems to be about 200 feet high. The article in yesterday's paper, on the online edition showed the building's elevation but it wasn't large enough or clear enough to show the numbers. If you have a connection with them could you please find out how tall it's going to be?

Yeah, I'll look into seeing if I can get those from the University or from the foundation.

Do you want the tallest point in the satdium (the top of the lights), the top of the tallest deck (West side) or the top of the new addition? I'll see what I cant find out about all of them, but no promises. Showing big donors what a stadium expansion will look like is one thing, I dont know if they will release that sort of info.

I think it's taller than 200 feet. I took a Tae Kwon Do class on about the 12th floor of the old balcony section (west side). As I recall there were about 14 or 15 floors with high ceilings. Plus the seats and lights are on top of that. It's got to be at least 250 feet to the very top.

^ I don't know. The Castillian is 237 feet and the Robert Lee Moore Hall is 224 feet to the mechanical penthouse and 202 feet to the main roof. And of course the UT Tower is 307 feet. I'm not sure, I'd love to have it's height.

Get this, Dick Cheney shot Harry Whittington, he's the lawyer from Austin that owned the land where the new convention center hotel parking garage went up. He's sueing the city over the condemnation of his land. Anyhoo, Dick Cheney shot him this weekend.

Has anyone checked out the floorplans of Novare (Avenue Condos, Charlotte) and Spring (Pomaria, Vancouver) - they're very small "Apartment-style" floorplans. Master bedrooms are less than 12 ft. x 12 ft., and the bathrooms don't look like luxury. Condo units have historically been smaller in Vancouver, but this is Texas.

Does anyone know if they're trying to get prices of more than $250 PSF? It would seem difficult if it is just vertical apartment product.

Most of these condos will be bought by California speculators for $250+ per square foot. Then, when the market turns, they'll be much, much cheaper

Villas project set for Lake Travis

Three Lake Travis enthusiasts have joined forces to develop a $200 million to $250 million resort-style community along the north shore of the lake.

Austin-based Omni Joint Venture is embarking on WaterScape Villas, an upscale, mixed-use project that will feature 600 to 700 condominium units, a 300-room hotel and 150,000 square feet of retail and office space. Amenities will include a marina, a spa, pools, a fitness center, a beach club and an amphitheater.

The development will sit on 50 acres at the mouth of the Sandy Creek arm of Lake Travis, where Old Burnet Road ends.

It will target a range of dwellers, from owners of second homes to permanent residents. A one-bedroom condo will start at $250,000, with penthouse suites fetching $1.3 million to $2 million.

Pending approval from Jonestown officials, the project would be the first condo community and hotel in the lakeside community, about 35 miles northwest of Austin.

Omni Joint Venture comprises three partners who have a combined 50 years in real estate -- and a shared love of Lake Travis:

* Rick Vanderslice, a certified public accountant who began his development career in construction management for small commercial buildings in Central Texas. Vanderslice since has been a principal partner in several large commercial and residential development projects, including Round Rock West and Sienna Creek.
* Pat Hicks founded Environmental Excavating, which provides excavation and septic systems for general construction in the Austin area. He later developed and built Riviera Marina on Cypress Creek. In the late 1980s, he founded River City Excavating.
* Farrald Belote, a former Air Force pilot and IBM Corp. employee in Austin. He is a director of Texas Country Bank in Lakeway. His latest real estate project is a 500-acre development called Tierra Manana, off U.S. Highway 290 and Nutty Brown Road.

Vanderslice says Omni Joint Venture's three partners plan to live at WaterScape.

"Where other developers usually take the money and run, we're going to take our money and stay," he says.

As such, the development team has spent plenty of time on details -- both functional and aesthetic.

Vanderslice says his research found the two most common kinds of lawsuits dealing with condos involved complaints over noise and leaks. So, all of WaterScape Villas' walls will be made of concrete and steel to promote soundproofing, and all pipes will be boxed in with a vinyl lining.

The project also will adhere to "green building" standards to minimize any harm to the environment. In addition to incorporating trees into the design, Omni Joint Venture will take environment-projection steps such as capturing parking lot runoff and building water quality ponds featuring a vegetation filtration system.

The trio also made a commitment to hand the first $5 million in profit to the development to ensure all the planned amenities are built, with any leftover money earmarked for the homeowners' association.

As for the hotel component, Omni Joint Venture hired PKF Consulting Inc. to assess the site's potential. PKF determined a high-end boutique concept would work best, Vanderslice says.

Now, PKF is negotiating with four companies to run the hotel: Fairmont Hotels and Resorts Inc., Hilton Hotels Corp., Hyatt Corp. and the operator of the Watermark concept. A final decision on the hotel isn't expected until after the property goes through the entitlement process.

Construction on the waterscape's two phases, consisting of condos, a pool and related amenities, is scheduled to begin in April or May. The hotel and retail spaces will follow, with completion of the project expected within five to eight years.

Financing for the project will come from IBC Bank in Austin, which will authorize each building once it hits the 50 percent mark for prebooking.

The project is expected to bring 250 jobs to Jonestown and an annual payroll of more than $5 million.

Jonestown Alderman Bob Walker says the project would represent a "milestone" for the town of about 1,750 people, because it would be the town's first condo community and hotel. Walker, who also is a member of the Jonestown Chamber of Commerce and a director of the North Shore Heritage and Cultural Society, says WaterScape would adhere to the city's preferred pattern of growth in clusters.

The 50-acre site is within Jonestown's extraterritorial jurisdiction, but Omni Joint Venture will request annexation of the land.

Maybe I'm missing something, but I couldn't tell much from the links as to what exactly is going to be done to that building. Frankly having it imploded would be a good start. I hated that building from the day it went up. Absolutely no thought to design, not to mention a total waste of airspace. You have a 20 story building of which 11 floors are parking.

Hopefully they can convert it over to something that has even the slightest bit of architectural significance.

Absolutely agreed. That is one hideous building! The only good thing about the building is the view of the capitol from the upper floors (hence the name). The view up there was spectacular. When the building was sold in 2004 I had hoped the owners would revamp the exterior of the tower... not gonna happen. Its all interior upgrades. Nice for tenants, worthless to the rest of us.

Yeah it's all interior construction. Bascially they're doing the same thing that T. Stacy is doing for Bank of America Center to make it more attractive to tenants.

Actually, It's west coast, east coast AND local spectators who are purchasing these properties. Right now, units are going for $285+ per sq. ft. for a ~700 sq. ft. unit. Some of these same units will be immediately turned around for a rather hefty profit... As long as the housing market in Austin (and Texas for that matter) is continuing to heat up - it will be some time (~2008-2010 before one might see a "slow-down"). The entire state of Texas is bucking the National housing trend due to the fact that housing here is so undervalued! Until it approaches and surpasses the “presumed” value, Texas will not see a “housing bust” like the rest of the country is viewing at the moment.

The term "undervalued" needs a bit of clarification. I'm tired of hearing land speculators and real estate "professionals" throw that term around in order to scrounge up business for themselves and make big bucks, while in the process, throwing local housing markets into unsustainable levels.

Here's a simple lesson on economics. Housing values are determined by local economies, not by national trends. You should never compare or base housing values in your area to other parts of the country because there are too many unique variables that push appreciations in those regions.

The term "undervalued" is way too subjective. Frankly, I don't see Texas as undervalued at all, despite what News 8 reports. It's valued appropriately for the PRESENT LOCAL ECONOMY. Keep in mind that housing values should be determined by what the local population can afford to pay, and NOT by what outside investors are willing to fork over. Right now in Austin, people are intelligent enough not to pay 500 grand on a 3 bedroom Milburn home, thank God!

Pushing house prices to unsustainable levels can have disasterous consequences. People who do this are going to push the local market over the edge and into another crash, which, Texans, with any memory of markets, should be quite familiar with.

Hey, maybe Texans are a little wiser than the rest of the country, which has kept Texas real estate "undervalued".
