Good find! Then yes if that's for the same project. Now I guess they get the zoning note cleared. Thanks for the correction.

I also saw this on Linkedin 1000 apartment units across three sites going up next to the Springdale Green development over the next as many years.

Local Land Developer Proposes 85-Foot High Office Building in East Cesar Chavez

The move was due in large part because commissioners could not come to a consensus about the project and only eight commissioners were in attendance.

The measure would have required that seven commissioners approve of the request.

The 0.874-acre property is located on the north side of East 5th Street, between Medina Street and Waller Street, and generally located at 1100 E 5th Street in the city’s East Cesar Chavez neighborhood.

The property comprises 11 small lots that extend from East 5th Street to an alley on the north.

Currently occupying the site is the 16,616 square-foot Fair Market warehouse building, an indoor/outdoor entertainment venue and associated offices.

Dennis McDaniel, founder of the real estate development company Austin Fairchild Management Company, LLC, is proposing the construction of a six-story office building, with ground floor retail and five levels of underground parking.

Im mostly excited that somebody thinks underground parking for such a small project is economically viable. If we can get more small projects like this with underground parking, that’ll do wonders for our streetscape. Incorporate the sign and the same street level uses into the new development and you’re good to go. The current warehouse does not architecturally merit saving nor is it really historic in any way.

Does anybody know what they are building on Webberville south of Goodwin? It looks like a single story mass timber structure. It is hard to imagine what it could be at such an unusual location.

Wow, when they tore down the old church that was on that lot I assumed they were replacing it with a new bigger church. I thought I remembered seeing a sign that said something to that effect. The lot has been empty for a few years now.

Those sidewalks don't look very accessible. The artist is gonna make the poor lady lift the front wheel of the stroller to get it on the sidewalk.

Does anyone know what the height restrictions in East Austin are? It seems like all the apartments are capped at 5 floors.

It depends on the specific location. Like all of Austin, the most common zoning on corridors is CS (Commercial Services) which does not allow residential or CS-MU (Mixed-use), which is 60 feet. If a CS property has MU-V (Vertical Mixed-use) it can go a little higher through the density bonus system.

There may be properties along Ben White with CH (Commercial Highway) zoning that is not limited by height but has a maximum F.A.R. of 3.0:1 and 85% impervious cover, so could theoretically be taller.

Then there are properties along Riverside that can be as high 160 feet with development bonus.

There are also properties that may have 60 feet in their base zoning but are limited to less than that through a Conditional Overlay or by Compatibility Standards, as well as properties with a base zoning that is less than 60 feet.

Clear as mud? We really do need a new Land Development Code!

Thanks, I knew the height limit must have been low, but i'm still surprised by just how severe the restrictions are. Here's to hoping we get a reasonable land development code. It feels silly to be building five story apartment buildings so close to downtown and right along one of the major corridors for project connect.

This is why we used ergos for our kids in Asia. Some places were fantastic but others, not so much.

I very much prefer strollers with larger wheels like jogging strollers because they're truly all-terrain. And when my kids were in strollers all the time, they thought it was hilarious to have to pop over a curb. And our non-jogging stroller was able to do this as well with no problem. Didn't mean it was fun if we were loaded up with groceries though.

That said, curbs are a real problem for folks in wheelchairs, etc. There's a reason new developments need to keep ADA in mind.
