I don't know if those even are stairs cutting into the pool. There seems to be some sort of parapet along the top.

I would love to see how sales are doing for The Independent. Judging by their facebook page, they seemed to be doing quite well.

I don't know, but if that means they are reserved after only three days of taking reservations this project is all but a done deal.

If that is true - and they have received reservations for roughly 70%-80% of the units in this tower in less than three days...that bugs me. What I mean is, what a loss for Austin; they could have easily added enough units to push this tower to 750' tall (maybe taller) and still sell out in record time.


At the same time...this is pretty impressive. May be a good sign for other projects.

They may indeed be getting close to having most/all of the units reserved. This hint of a coming announcement was posted early today on their Facebook page:

"Day #5 of ‪#‎reservations‬ have arrived and more and more future owners are Declaring Themselves Home! With an incredible demand, and residences going fast, we're excited to share additional details soon!"

This photo from the Independents' Facebook page shows how many of the units were reserved on Day Four. Unless those reserved stickers are placed there for the photos as part of a suspect marketing campaign, this place is probably close to be 100% reserved. Even a good chunk of the penthouse units are reserved.

I find it interesting in the photo to note that the south side of the building is gone one floors 35-51. Makes sense to me!
I'd want the SW corner!

I would have thought more people would want a north facing unit. Granted the river view is nice, but there is a lot of greenery to be seen to the north/northwest.

It's not uncommon for projects to decrease the scale of the development this late in the game, but increasing it is rare right? Actually, I believe 360 added units but I'm not sure if that was after good sales. Hey, the design caters to easy edits. Just add another Jenga-box, (20 more floors). They'd have to resubmit the site plan though.

If they add another "box" equaling 10 floors (or roughly 80 units), this tower would crack 800'.

But, they won't.

That would be tremendously awesome if they added floors after the response they received last week (in reservations).

But, as ILUVSAT put it..."they won't." I hope I am wrong.

They won't add floors. But this bodes very well for proposals such as Austin Proper, 70 Rainey, Waller Park Place and 99 Trinity (if it's condo.)

In a sign of the strong demand for downtown living, a planned 58-story condominium tower has set what its developers say is a record for the most number of units reserved within a week’s time for a downtown Austin condominium project.
Prospective buyers have put down earnest money for 90 percent of the units — 336 of 370 — in The Independent, a high-rise that developers Constructive Ventures and Aspen Heights plan to build at the northeast corner of West Third Street and West Avenue.

They should be able to finalize the financing now. The article didn't have an updated construction schedule, but it looks like the original October start is still viable.

This ABJ was wondering about the project's financing, and this quote from Perry Lorenz is in the article:

"We have a preliminary commitment for both debt and equity and will be announcing details soon,"
