At least Toronto is getting some height verticality but man the floor plates are absolutely tiny they're less than 10 ft. Is anyone willing to pay millions of dollars to live in a sardine can?! Foreign investors for use as asset piggy banks

8'400+ posts since 2006 and you don't know what a floor plate is?! Its the floor to ceiling height for each floor plate. This building now has over a hundred floors and most of them are only 9 ft tall which is like a sardine for million dollar residential units.

^ The ceiling in my apartment is only 2.4m high and it doesn't feel in any way unpleasant or even noticeable. Certainly not "sardine" like. So a ceiling that's over half a metre higher seems perfectly fine as a luxury feature. Regardless, the main driver of cost in downtown units - as with real estate in general - is the location. It isn't reasonable to expect the physical units to look palatial unless they're much more expensive than average for that specific location.

koops knows what "floor plate" means, hence his confusion about your post. Floor plate refers to the area of the floor of a building, not to ceiling heights.
Your "floor plates are absolutely tiny they're less than 10 ft" remark is nonsensical.

...yes 9 foot ceilings are the norm for common apartments not high end luxury million dollar units which average 12-25+ feet in NYC & Chicago which is why billionaires row have less floors with taller towers. Nice building though but cramped. Seems more like foreigners will buy for asset appreciation

Tower floor plates refers to the width and depth of the building in square feet or metres, and in Toronto, the general guideline is for towers to have roughly 750 sq. metre floor plates.

Your 10 feet comment was entirely misleading and in fact, wrong.

The size of the average floorplate in Sky Tower is roughly 1000 sq. metres, a bit bigger than average for Toronto.

Units that are considered "high end" in NYC are much more expensive than in Toronto. Not just on billionaire's row but in general. I can guarantee without even looking that NYC apartments with similar prices to those in One Yonge will not be larger on average than those in Toronto. I don't know about Chicago since Chicago tends to have lower real estate prices in general since demand is lower.

Now lets talk about ceiling heights...

Sky Tower has 106 floors, and 351 metres of height. That makes each floor an average of 3.3 metres from one slab to the next. 3.3 metres is in fact 10.9 feet. Your "most are only 9 feet tall" comment is also wrong. Do the math next time...

^ True but we can't get in-unit ceiling height just by doing that type of floor to floor math. You can get a very general idea, but there are other things between floors like plumbing, electrical and ventilation taking up space. And there can also be floors with irregular ceiling heights such as the lobby and/or amenity floors that can have much higher ceilings which skews the average.

Koops is blowing cpu's, don't get all damaged about this.. so after we established/defined what a floor plate is which you still can't compute it includes floor to ceiling height as well as sq. footage. That's common sense and quoted from architectural guide books. Might also be incapable of reading as posted above... floors 1-89 have a 9.6 foot ceiling height. You need to include the lobby, mechanical and recreational areas.

Of course... 11 feet is just an average. The thickness of the slab itself, and the plumbing and electrical and heat/air systems take up space too, but not 2 feet worth... the average is definitely taller than 9 feet. Units higher up are also taller than the lower units. Also the lobby and amenity spaces are taller than average too.

It's true that the ceiling heights are what they are for profit. But that's a meaningless statement because all the decisions behind all market-based residential developments are for profit. Private developers build for profit. The only developers that don't build for profit are charities (non-profit organizations) or governments.

The only way to know if Pinnacle is making more profit per unit than average in this case is to compare their per-unit profits with that of other developments. Looking at ceiling heights (or any other feature) alone tells us nothing in that regard. So it's just speculation.
