But, while not mixed-use in the way you described, Alterra plans to court a "high-end" restaurant to fill the empty retail space at 17th & JFK, a great activity boost for the corner if it works out.

That's nice. I wish they'd made people aware of it. A lot of construction workers died building our city. "The asbestos fell on us like snow" from a few stories above where they worked. The asbestos company executives knew but didn't tell anyone because they weren't exposed and risking mesothelioma. Fuck em.

They state what purpose they light up the building for on the My Liberty Lights app and the One Liberty Place app, however the My Liberty Lights program has limited access and the One Liberty Place app is only accessible to tenants

Any news on a new observation deck operator for One Liberty Place or a different tower? It really sucks that the only observation deck, in City Hall, is only open like an hour or 2 on weekdays

No, not that I know of. One Liberty Observation Deck shut down during the pandemic and never reopened. The space that the lobby once occupied is still there, it looks like the place has just closed for the day. Hopefully it will reopen, especially looking forward to an influx of visitors in 2026.

Unfortunately, the 57th and 58th floor are up for lease, but are to be bought together with the 57th floor labeled as a penthouse. The 57th floor is currently being used by the tenants. And City Hall is open for tours every weekday

Monday-Friday
Tower Tour 10AM-4PM
Observation Deck 10AM-1:15PM

Biggest office-to-residential conversion since the pandemic moves ahead in Center City

Alterra Property Group has acquired 1701 Market St., the soon-to-be vacated headquarters of law firm Morgan Lewis & Bockius, which the developers plan to convert from offices into 299 apartments.

The transaction, which was finalized on Thursday, culminates months of negotiations and advances the largest office-to-residential conversion in Philadelphia since the pandemic. The seller is an affiliate of Lexington Industrial Trust.

Morgan Lewis is the sole tenant in the 18-story building and will be leaving for its new custom-built headquarters at 2222 Market Street. That means the building will be fully vacant, making conversion far easier for developers.

Alterra’s apartment building will have at least 180 parking spaces in its garage, and residents will also enjoy direct access to SEPTA’s Suburban Station from within the building.

The building includes about 14,000 feet of ground-floor retail. Three spaces are currently occupied by a hair salon, an AT&T, and a TruMark Financial Credit Union. The fourth space, fronting JFK Boulevard, used to host a Corner Bakery and is currently empty. Alterra is hoping to move in a high-end restaurant or retail user.

Alterra plans to refurbish an existing rooftop terrace and add a pool.

Alterra applied for permits for a 325-unit conversion in July. But the sale was still not a done deal, and Addimando declined comment at the time.

Since then, Alterra has lowered the unit count to make room for some larger apartments. There will be no studios in the building, instead it will largely be of one- and two-bedroom apartments.

Alterra expects that construction will begin early next year after Morgan Lewis moves out and anticipates that the project will be finished by early 2025.

It's great to see the infill. Funny how almost all of the new buildings except the comcast towers are between 400 and 600 feet. I wonder why that is.

Likely cost of construction and demand metrics.

But I'm not upset about it, as long as the buildings are well-designed. Another ~600' condo tower like The Laurel would be cool though, and I hope the red block building in U City happens soon, though that is still ~500' range.

I can make it and have thought of it, but I might just keep it as is since Center City is the core. However I will say I've had ideas I planned from months to years ago come back and I finished them
