Had to run an errand on Van Ness and saw some exciting work being done. The one story buildings on Pine between Van Ness and Franklin are fully demo'd, and the two story buildings whose facades are being kept had lost a bit of their back ends. The former parking lot on the corner is fully cleared.

The project at Franklin and Bush is now up to 10 stories of steel on the south half of the property above the three stories of concrete that cover the whole site. Not sure why they are building one half at a time, but it means that half is topped out I guess.

Some new renderings and an article by John King about the 5M project in SOMA:

Lumina is starting to make its presence known from the approach on the ferry. You can also see 45 Lansing peeking up in the distance.

Bold vision released for high-rise complex around S.F. Chronicle

Thanks 1977 for the big update. As the design is just preliminary it is not possible to say if I like it or not. The architects evidently don't like straight lines. I thought at first that my monitor was giving me trouble!

Long way to go on the 5M project, but I love what I see so far.

The SF Business Times article on it talks about the process and some of Forest City's efforts to secure community buy-in:

The proposed development is set to go in front of the Planning Commission for a presentation (but no decision) later this month, with detailed community meetings in the coming weeks.

It will require significant up-zoning, as the area is regulated by 160-foot height limits. The developer is also pushing more plans that allow it to tilt its mix of housing and office toward more office. It prefers to build 871,900 square feet of office space and 914 housing units rather than 598,500 square feet of office space and 1,209 housing units. Forest City expects construction to start in 2016 and go in phases over the next decade.

That all leaves Forest City with the need to sell hard on the public benefits of the project. It's already created a community of artists, techies and foodies to test drive the site, getting the developer plenty of political capital.

But we can see from these latest drawings that it also has a sophisticated plan for public open spaces.

It is adding a 22,000 square-foot rooftop space on top of the Chronicle building, and constructing a 12,500 square-foot courtyard with a pedestrian walkway – exceeding its city-regulated open space requirements by about 18,000 square feet.

Trinity Place III

I went into the alley next to Trinity Place One today & got this perspective through a gap in the fence in what I though was a public alley. Security from Trinity Place was there immediately to escort me away from this private alley.
See the man on the edge of the excavation for perspective as to how deep this hole is. The lady was very friendly & allowed me to finish taking my photographs.

Wow, that is a huge hole. The amount of dirt that has been excavated from the city in the past couple of years is astounding.

John King posted an article yesterday about some of the new Mid-Market developments. He's not feeling them, but I think there are some quality designs here. Regardless of opinion, it's nearly impossible to say this isn't a good thing for the area. Anyhow, there are some new renderings I hadn't seen before:

Also, BIG tweaked their design at 950 Market a little bit as well.

The NIMBY's must be pulling their hairs seeing all of these beautiful cranes. Love the construction shots posted. I'm digging 1028 Market; clean, modern, and some great architecture.

Also, more good news for Market Street:

On Wednesday the developer, Cypress Equities, will celebrate the official groundbreaking

“Our contractor is mobilized and we are going,” said Cypress Equities CEO Chris Maguire.

The project will be completed in July of 2016.

This pains me because I see so much opportunity for housing in West SoMa that height limits deny. There is no good reason for it to be less dense than the tenderloin. Harrison, Folsom, Howard, Mission....could probably put the mayor's 30k new units in just these four streets if the buildings were allowed to go up to 10-12 stories.

While they may not reach 10-12 stories, I think we are seeing the beginnings of west soma development. Beyond the large development at 8th x harrison, ground has been cleared for a small building at 7th x brannan, and there have been rumors/stories about buildings up and down 9th and 10th.

It doesn't look like they've added any of those mid-Market proposals from the King article to their model. I do see Market Street Place though.

Here are a couple other pieces of infill they may be able to add in the near future. From the San Francisco Action Housing Coalition:

This proposed project will replace two surface parking lots with 238 group housing units. The two buildings will be car-free and use prefabricated modular steel, a unique but very environmentally friendly construction type.
The two surface lots mentioned are at 351 Turk and 145 Leavenworth. The front will be covered with copper panels that will patina over time (much like the DeYoung in Golden Gate Park). The rendering is for 145 Leavenworth but I assume they both will look the same. Both lots are extremely thin, yet deep. The perspective of this rendering makes it look much wider than I think it will actually look.
