According to the article, they're changing not merely the tower design, but the entire project's scope:

"We’re looking for a pragmatic design that is buildable, but with artistic and civic creativity,” said Michael Yarne of Build Inc., a local developer. Build Inc. and GTIS Partners of New York recently purchased the site from the prior developers. It also has the doughnut shop next door under contract, a small building that occupies the northwest corner of the intersection.

According to Yarne, the changes sought by the new developers go beyond the addition of a tower. The larger desire is to move the existing Muni subway stop at Market on the west side of Van Ness — squalid even by neighborhood standards — one block north to Oak Street. There, it would serve as the focus of a new public plaza extending to the San Francisco Conservatory of Music, which moved to the first block of Oak Street in 2006.

These larger ambitions help explain the presence of Snøhetta. The firm is best known for buildings like the waterfront opera house in Oslo, but it has a cadre of landscape architects with a project list that includes the ongoing makeover of New York’s Times Square. Snøhetta also heads one of the five design teams in the ideas competition for 13 acres of the Presidio between Crissy Field and the parade grounds of the Army post-turned-national park.

“We want to combine an iconic high-rise with really intimate place-making,” Yarne said. “This should be a great public space with a tower flowing up from it.”

The tower conceived by Meier came and went several times in the past five years. It was held up in part by the prior developer’s financial strains and the larger recession, but also by wind conditions at the corner that make the addition of any tower there difficult. Because of this, the Meier design had been altered in the past year or so to include a canopy that would drape above Oak Street.

One Van Ness & Market - 40 Stories Highrise Proposal

There is a fire station very close to Oak and Market and that block is well used by the firemen on calls.

^Perhaps their design for the plaza will control the wind without use of a canopy? I'm pretty excited about the possibilities for that space. Here's the project thread for anyone who wants to read more history on this proposal.

Read on Bisnow today that 150 Van Ness is supposed to get started in February.

peanut gallery - thanks for the info. on 150 Van Ness scheduled to start in February. That means the old automobile insurance building will be coming down then. Time to get the old dust cloth ready! More life coming to the neighborhood.

^Is that last one really for 555 Howard, rather than a new version of 524? 555 is zoned for 350' so it's possible. I just haven't heard about anything proposed for it before. And the profile of that is strikingly similar to 524.

^^^524 and 555 Howard both have similar lot shapes, but 524 is on the north side of Howard with 555 across the street to the south nearby. So yes, this could be one our first glimpses of a design for 555 Howard, and another new tower to add to our lists.

Crane Coming Down - The Panoramic - 1321 Mission Street

11/01/2014 - The crane is coming down from the Panoramic today. These are the mini apartments being built.

In the background can be seen the block long development at 8th and Harrison Streets.

Didn't realize they had made so much progress on the excavation at 8th and Harrison (I think it will be called 350 8th). Pretty impressive considering how massive that block is.

The Mission St projects are coming along nicely. The Kaiser Permanente building in Mission Bay has a skin that looks amazing from a distance. 101 Polk is working on Fl 3/4. The project on Franklin is a real oddball - definitely going up tall, but without a tower crane. And it is concrete/steel. Crane went up for project at Washington/Van Ness. CPMC should install 1-2 cranes either this week or next. The Trumark condo conversion (dental building) in Pac Heights is completely gutted (with crane up).

soil testing taking place on the site of rebel bat (and others) on market next to 8 Octavia. would suck to lose those businesses but it's a great place for more density.

Why hasn't anyone updated the front page?


How much land is available in SF for highrises? Eastern SOMA seems to be running out of space and Western SOMA has space but is not zoned for it.

Soil is being moved at 500 Pine. Not much activity at 350 Bush, but it doesnt look like they are going to be going any deeper than it already is.
