I was just going to mention the same thing. If you change Calgary's definition of 'downtown' space add two blocks to the south you would add about 5 million sq feet, as almost of the office buildings in the Beltline are on 10th or 11th ave.

Not true at all ..... all Canadian office companies (i.e. DTZ / CRBE / Colliers) do not include Hamilton.

The Suburban toronto market includes nothing other then the 905 ... and only the southern 905 at that.

Nothing past Mississauga.

The GTA is around 160 million or so.

Re: Hamilton being considered part of the Toronto market, I should have worded it differently. I just meant that many companies that have branch offices in cities across Canada do not tend to maintain a large presence in Hamilton (if any) because their Toronto/GTA offices are relatively close; this has likely affected demand for office space in Hamilton. I was not sure if a commercial real estate company would tally their figures based on that type of thing.

Yep about 5 million more.


But honestly you see this in quite a few cities, though the amount varies, sorry ; - )

So for example while the downtown core is ~ 70 million (a little less actually). Yonge and Bloor, which isn't more then 1 min north of the outer edge of downtown market adds another 8 million square feet.

BTW - Montreal is only 42 million in the core:

... so honestly I'd argue Calgary is larger downtown wise as the beltline is closer then Montreal's midtown market.

Calgary really doesn't have a parallel in North America ! Let me be more specific, I'm not referring to the overall amount of office space, rather the amount of space in its core % wise is very high !

The drop off used to be a lot worse though! BAC and Shangri La have helped a bit. It will only improve from here.
