So, I've got little unsubstantiated rumour to throw out there, possibly to complement an earlier rumour:

I've heard through a colleague whose partner is in the real estate business, that the University of Winnipeg has tentatively agreed to purchase the Bay Building downtown, use some of the space for it own expansion, and lease out the remaining space to the newly merged Manitoba Lotteries and Liquor Commission. Furthermore, given the shortcomings of the current structure, added to costs to renovate for office space (upgraded plumbing, electrical, more bathrooms, the cost to renovate each floor for office space will be in excess of $20.0M. Furthermore, the Bay will remain as the anchor retail tenant, taking up the bottom two floors (no word on the basement, whether there will still be some kind of grocery in there).

This all seems like a fair bit of money to spend when the whole reason to be merging the two government organizations into one is to SAVE money. But then again, it consolidates space, provides the UoW another asset, major tenants to pay rent, and saves the Bay building... and keeps the Bay operating downtown (but possibly with reduced store hours).

Again, this is second-hand hearsay from a colleague of mine. Perhaps one or two of you out there have heard the same thing and have to keep quiet for professional reasons. If this is true, this is great news.

But unfortunately, its too late for this due to old school way of thinking/planning going back 10 years ago and lack of money today to even give this idea a thought. I hate to be the naive optimist, but when the city has that sudden moment of clarity, it can and will happen.

Besides, these current city councillors and the so-called city planners can't stay in office forever. Eventually when they retire, the next-generation will come in and pay for the mistakes the previous generation has done.

It can be done, but the question is how, and when. Since the Kenaston area south of Taylor is relatively still new with developments, there is plenty of real estate for infrastructure upgrades, like the suggestion you mentioned.

Manitoba Lotteries (pre-merger) has been rumoured as a tenant for the last 7-8 years. Pretty sure this isn't going to happen.

Yeah, exactly.

It sucks right now JDE but it is what it is.

It's not like Calgary for example built the ideal infrastructure right from the start on some of its important routes, but some remodelling did happen. It's not ideal but it is what it is and at least there is some light at the end of the tunnel as Jabroni states

Actually, would be nice to see that type of infrastructure go from Academy to Lagimodiere. The city got one intersection right on that route, at Pembina.

I really don't know why this city has such a hard-on for controlled intersections. Even the proposed second phase of the SW rapid transit corridor has a set of lights at McGillivray!!! Nice "rapid" transit.

Yes, because it's what the city can afford... at the moment.

Sooner or later, this city will have to think like a big city. I don't know how it is in similar sized cities like us (Hamilton or Quebec City), but that rural prairie, small city mentality will have to eventually be let go.

Precisely. Yes, there are realities of money. However, if you want your city to be competitive and inticing for businesses, people, etc. to want to set up shop and do business in, you have to spend money. No if's and or but's about it. Some may refer to the saying "keeping up with the Jones's" in a negative context. However, the realities of the competitive world make it a necessity for success. This isn't Hazelridge or Waterhen or some other little backwater hamlet. It's the 7th largest city in the country we are talking about here.

Definitely not a photographer, sorry about the quality. I figured we had all seen tons of pictures of the stadium so I didn't bother getting any

I just want to say though, that intersection (the one posted from google maps on Edmonton) is actually pretty crappy, in my opinion. I like how it's free flowing below though but above it is confusing.

At least that's what I though when I faced it the first time, and whenever I still see it when i drive in Edmonton, I think "wtf"

All of those cross-cross intersections are like that.

However the free flow (portions) there on the Yellow Head is very nice.

That's basically a diamond interchange. Freeway in one direction only. The bridge cuts the corners to give the rounded look and provides for a smoother flow of traffic.

At Kenaston and Sterling Lyon you would have Kenaston going under SL. That leaves SL with lights still. Really the only option to have both routes being freeways would be a full stack interchange. And that will NEVER happen unfortunately. Or limit access between Kenaston and SL.

If you wanted one way to be free flowing for now with eventual plans for both ways free flowing I assume you would do a parclo (like at Pembina and Bishop), later coverting to a clover-stack.

Having said that, with every development that the city approves we're losing more and more of the space that a partial cloverleaf would require.

Stack interchange in Winnipeg?



That's an even funnier statement than someone saying "expressways in Winnipeg" in the CCW thread.

I'm pretty sure everyone on this forum agreed that an at-grade intersection at SL Pkwy and Kenaston was going to be a nightmare. But... since this is Winnipeg after all, we got an awesome 3-lane turning lane onto SL!
