They haven't said what their plan is, but based upon MUP progress the south block appears to be further along. http://web6.seattle.gov/DPD/permitst...spx?id=3017232 (look under "reviews")

The south block is also at the allowable height, vs. the north block where they're attempting to get additional height in return for keeping the park. The City can take forever to even consider a large variance (or trade) like that.

A shoring permit takes at least five months and they haven't applied for either of those yet. Potential spring start?

Okay. Thanks for the info. My opinion is that there shouldn't be any delay in allowing them extra height on either the north or south towers. It should just be given since it is known that there was a public effort to safe the park for public access.

Shouldn't, but we have the Seattle way, and potentially politics. There are probably people at the City who are trying to figure out how little they can give up in return for saving the park. They'll do this based upon guesswork. The City has a history of asking too much. And one doesn't not simply rush the Seattle City Council.

You'd think the alley on the Hedreen block would be worth giving up for 150 affordable housing units plus the eight-figure take from fees, sales tax, etc. But they misplayed their hand, and now we get a smaller hotel and no housing.

I look at the Hedreen proposal differently. They came out the starting gate marketing to be the tallest/largest hotel in the city and with that bragging rights as a non-union hotel (union busting). Larger capital/labor/political issues were involved, but not so with the Onni park and trees.

On separate occasions people have stopped to praise (to me) about the blue metal tile on this project.
Designers/Developers, your designs and efforts for beauty on the outside of your buildings make a difference and makes people of low or high status feel good about something.

The blue metal looks awesome. I'd worry a little about glare but hopefully that's a minor issue.

The site on 50th will be 111 apartments and 40 parking spaces, though that's an old description from 2013...sometimes projects are cutting parking. I suppose that's a reasonable ratio if it's not intended for students primarily.

Hedreen is somewhat different, but administrative decisions like alley vacations and trades do take an eternity, and a something like taller height north of John Street (the north Onni block) could get political.

Walked through Wallingford a couple of weeks ago to catch a project. I confirmed that this is essentially a 4-floor project (it's being removed from the front page). However, this seems like a nice honorable-mention project. Watch out for more honorable-mentions to be posted.

Just updated front page. Big projects are actually under construction on Dexter/Westlake that I thought were still just proposed.

Also, Reverb on First Hill/12th Ave is under construction. Listed 50th & Roosevelt (u/c).

Add housing by allowing one triplex per city block

I’M a literal kind of guy, so I was struck by something Seattle City Council District 5 candidate-elect Debora Juarez said: “While I support increasing the diversity of the housing stock in these zones by encouraging mother-in-law apartments and backyard cottages, I don’t think that building triplexes on every block is going to significantly alleviate our housing affordability crisis.”

I was interested in the image of “triplexes on every block” and wondered if, literally, one triplex on every block would be significant.

So I thought, “OK, let’s do the math.”

According to the City of Seattle, there are 15,740 blocks in single-family zones. (The city defines one block as having two “block faces.”) That would mean 15,740 lots on which to build a triplex.
