When it comes to estimating population growth, I think it's better to look at the number of bedrooms rather than the number of units especially in the downtown core where apt tend to be considerably smaller due to higher prices.

I think the general rule of thumb for downtown growth tied to construction is roughly one bedroom represents 1.3 people because a couple with no kids are more likely to have a one bedroom apt than if they were in the suburbs primarily due to higher real estate prices.

It will eventually be demolished for Brookfield Place West, a 178 meter tower.

It won't be demolished until at least the time that Brookfield East parkade is complete. The demolition of the parkade will allow for the completion of the total Brookfield Place full block development, including the two towers and the galleria between them. Phase one will just include the 247 meter main tower, half of the galleria (minus the glass ceiling), and a quarter-block size public plaza.

Almost 4 and a half years from the day equipment hit site at College and Gerrard.

We had a lot of hope for this one. Only the top third really delivered.

Overall I grade it a B mostly because of its shear height, top 1/3 and the impact it has already made to what has been a really crappy pocket of Yonge. It does way more for its area than Trump does for the CBD (not exactly a fair comparison but you get what I mean).

The top third is bulky because of the lower two thirds. The curtain wall section should have been taller and for that, I can't really separate the two. The curtain wall is decent but, nothing to write home about. The podium is a bore which will become more apparent once the falsework comes down. This drab block sized mall belongs on sleepy Bay Street. I was hoping for more on Yonge.

While not impressed with Aura in general, I'm actually pleasantly surprised with the ground floor retail at the Yonge/Gerrard corner. Reds, Scaddabush and Duke's Refresher. All decent places that add a lot to the area.

As for the below-ground mall... yikes. Although it does have an amazing japanese curry place - really hope it survives.

Not PATH, but it is connected to the subway via College Park. Although the connection isn't done very well at all.

As you wrote, it's connected to the subway, but, based on the PATH map, not directly to PATH. They're really stretching it if they deem College Park, MARS, and the cluster at University/Dundas part of PATH. By that logic, anything on the subway system is part of PATH.

We are heading in Montreal's direction where multiple buildings that connect to each other to access the subway system are referred to as PATH whether they connect to main downtown system or not.
