I like that design, especially since it's street facing rather than in the middle of the mall. I hate going in that zoo.

Although there's probably not nearly enough foot traffic, I wish Apple would build a store in downtown Phoenix.

By the time downtown has enough foot traffic to have lots of retail and an apple store apple will probably be out of business. that's a solid couple of decades out

i randomly was there the other day

1. the pool is a big loser. part of luxury condos are the pool. they should have made it a rooftop pool -

2. the price per sq ft is overpriced/HOAs - its one of those properties to rent vs buy (commonplace)

3. it is walking distance to a small plaza (natural grocer and other places)

4. cool looking building

5. needed to be 1-2 stories taller. most units have boring views

overall I like it, i hope it sells/high occupancy etc etc

Here are the development plans for plaza after they get razed. 5-story apartments, mixed in with 5-story hotel and 30K sq of retail. Kind of disappointing i think...

Yeah, anything that brings the retail out to meet the sidewalk and moves the parking into structures is an improvement IMO. Not perfect, but an improvement.

Not terrible either but those retail "pads" look terrible. Hopefully that's not the final design. It appears that they are oriented westward towards the development's "main street" and not Scottsdale road. If you look at the renderings along the Scottsdale Rd side, it's just walls with a line of "skylights." That part I find disappointing.

Also between the Borgata and now Papago Plaza, kinda sad to see more of the "kitschy" Scottsdale go the way of the wrecking ball....

Papago Plaza has been a complete eyesore for 15 years. I won't miss it one bit.

I hope ORB goes more creative with this design like they did at the Watermark apartments.

This may make me an odd-ball for saying this, but if downtown Phoenix never develops its warehouse district, I would love to something adjacent to downtown like a replication of a Tuscan village (multistoried) or something like downtown Mykonos that has walkable paths, has residential, and houses shops and nightlife/bars/restaurants.

Hmmm, you're right, I hadn't noticed before that the patios and things are all interior, not facing Scottsdale Rd. Not that surprising I guess as no one is claiming Scottsdale Rd. is a pedestrian paradise, but still kind of disappointing.

I'm not super crazy about the layout either--I just don't know why they're putting a 4-level garage next to a residential neighborhood next to a grocer. That's stupid. Grocers should have the garage above or below so you can take your shopping cart directly to your car on an elevator. With the garage right up next to single-family homes, this development is just messy.

Had Papago Plaza gone to hell, anyways--is it really an "eyesore?" It doesn't look so bad on Google Streetview.

It's also interesting that they're axing all the service retail/bars/nightclubs/cafes for marquee restaurants. They're reading the writing on the wall with Amazon, etc and etching it into stone.

The retail and brewery next door does a nice job approaching Scottsdale Rd. So while Scottsdale Rd. may to be busy to be a pedestrian "paradise" this development has the potential to change its approach to the street.

Honestly, the Plaza is a major eye sore with vacant shops. I am glad to see it get redeveloped. Im not crazy about the plans but they are definitely an improvement, Id live in that area. The dutchbros there is a great location I hope they incorporate that in the final plans.

With Skysong developments, the new Element hotel on the east side, and all the new K Hovnanian Condos on Mcdowell, this area will be quite attractive and draw a great vibe to the area. Scottsdale road is going to look great in the next 10-20 years with all the street front development planned.

I think Scottsdale Rd. is only 10 years away from being consistently nice between Tempe & Old Town.

Further north, what the hell is going on at The Ritz?? Doesn't appear to be much movement besides the residential...

Anyone have any updates or info on L'Espereance project, a 77 unit luxury multifamily project at scottsdale and osborn next to the alta drinkwater and Carter. I saw a sign with elevations and imaging on it outside, now a new sign reads "NEW DEVELOPMENT" with no reference to the apartment. Did it get axed or just going through the typical development review process?

I think the original developer only wanted to take it thru entitlements and then tried to "flip" it to a builder. Hopefully something comes from it.

SkySong 5 to break ground this summer. Drove by the site yesterday and looks like they were doing some prelim work. The hotel is also on it's second floor.
