Just heard Dewberry will be closing 13th St between Peachtree and Juniper starting Monday through December 31st, 2023. Looks like we could finally see some movement next week.
The family behind Atlanta landmark fast-food chain The Varsity is gauging interest from real estate firms to develop the flagship restaurant's property near the Downtown Connector.
The family is using its longtime real estate services consultant Cushman & Wakefield to send out targeted inquiries to a small group of developers, according to multiple sources familiar with the matter. The Varsity restaurant stands on a 4-acre property that is mostly surface parking at North Avenue and Spring Street, a block south of Tech Square and the new Norfolk Southern Corp. headquarters.
The family does not intend to sell the restaurant – an Atlanta landmark for more than 90 years – nor the business, according to a statement issued through its publicist. It is only willing to work with developers that would retain the historic restaurant known for chili dogs and frosted orange shakes.
They are gonna make some big bucks on this. Good for them and good for us. This would be a great time to activate 3rd Street too: the old Apache (RIP) building, the Olympic torch and the tunnel under the connector.

For sure. I 'escaped' Sandy Springs many a weekend in the early 70s and watched sports on the tv's there. (not to mention the peach ice cream!) I'd like to see them incorporate much of the metal siding into the new fasade. It's a brilliant piece of property. Cant wait to see preliminary plans. ... I wonder if they'd account for the highway cap park in their plans!
Is there an updated rendering for this? Last I heard it was reduced to two floors with surface parking in the back.
Not that I've seen. It's really unfortunate they removed the medical office and apartments from the plan. All because a couple neighbors were so concerned about getting more natural light into their crappy apartments next door.
AAI Development recently filed plans with the city to build a 7-story building with 50 units at 495 North Ave., next door to the Novel O4W apartment complex. The site is also adjacent to an Amoco gas station and convenience store at the intersection of Boulevard and North Avenue. A single-family residence occupied by a security company on the property would be razed for the new building.
