Anyone with a camera going to the meeting revealing the georgia power proposal along the east side trail tonight? Is the meeting at city hall?

I agree, looks the same to me, but why are they putting dining options in the upper level, ugh.

I enjoy that they’re providing dining options on higher levels- what gets me is not including some more retail other than the banks at ground floor. Chicago has a lot of rooftop bars and Atlanta would have better use throughout the year.

The worst part is that the person spearheading that project is jumping through all sorts of hoops for Amazon HQ2 on their suburban property, and yet they don't seem pressed to get this one off the ground.

I agree, if the upper level dining options are open the public great, but I suspect it'll only be for Anthem employees as everything is. Midtown lacks a lot of true rooftop bars/restaurants, which this place actually has a good view.

Yea that does seem like A LOT for the Beltline, but if that's what people want...

I don't think so. Its surrounded by 5 story apartment buildings the PCM complex and the new office building over Kroger.

At first blush, it feels oversized, but that area will be a mid rise node within five years, and I think it's just a natural progression to that type of density revolving around the hub of Ponce City Market.

The connection at the belt line and park level will be the key.

Jerk reaction was the proposal is not what I was expecting at all. I was half expecting a huge tower, which I would have had issue with (similar to the PCM hotel).

This proposal, however, seems engaging for the area. I would like to know 1) if any of the existing business other than GA Power are being lost because of this (ie Venkman's), 2) how many parking spaces it plans to provide, 3) what the site plan looks like (ie if there are street extensions), 4) where the 200,000 sq ft of retail will be (another food hall ), and 5) how the project engages with the BeltLine itself.

Absolutely refreshing to see a substantial addition of retail to the area. One thing to note is that with the addition of 725 and the GA Power site (presuming it breaks ground as proposed), there will be a lot of eastward pressure for future developments. New Realm's development is great for the area, although I imagine the surface area directly behind it and maybe even a portion of the warehouse in general gets redeveloped shortly after. I expect more infill to occur along North Highland, Moreland, and Ponce as well.

"The Atlanta office of Perkins + Will is the master planner. New City will use different architects to design the various phases of the project.

“That is essential to creating a true feeling of community,” Irwin said. “We can use architecture in a memorable way to create spaces people actually love.”

Irwin said the project would create a “beautiful and dramatic connection” between the Eastside Trail and Historic Fourth Ward Park, a city park that features a lake, amphitheater and playground.

“The entire design concept is intended to respect the topography of the park,” Irwin said.

New City would build a grand staircase from the Beltline into the project and an elevated walkway into the park, similar to the Canopy Walk at Atlanta Botanical Garden.

Traversing the project would become an “urban adventure,” Irwin said.

The project would also build new roads, extending North Angier Avenue to Ralph McGill Boulevard to create a true connection from North Avenue.

As for the retail mix at the project, Irwin said it would complement the retailers and restaurants at Ponce City Market, which include J. Crew, Williams-Sonoma and a food hall of chef-driven concepts. "

Unfortunately, Georgia Power isn't expected to fully move out until Oct 2018, and they have an option to renew their lease with New City for another 6 months.

Other facts:
The office buildings would rise 12 stories over the Beltline
700 residential units
It would be split into multiple phase with completion in about 6 years. The townhouses in the SW corner of the site would start first in the end of 2018.

While the scale too large for this area right now, in 6 years 725 Ponce will be complete, PCM phase 2 will hopefully be under construction (or complete), and hopefully transit on the Beltline will be in place.

I'm not going to hold my breath for this one. It is too forward thinking to ever really be built in Atlanta.
