Jerk reaction was the proposal is not what I was expecting at all. I was half expecting a huge tower, which I would have had issue with (similar to the PCM hotel).
This proposal, however, seems engaging for the area. I would like to know 1) if any of the existing business other than GA Power are being lost because of this (ie Venkman's), 2) how many parking spaces it plans to provide, 3) what the site plan looks like (ie if there are street extensions), 4) where the 200,000 sq ft of retail will be (another food hall
), and 5) how the project engages with the BeltLine itself.
Absolutely refreshing to see a substantial addition of retail to the area. One thing to note is that with the addition of 725 and the GA Power site (presuming it breaks ground as proposed), there will be a lot of eastward pressure for future developments. New Realm's development is great for the area, although I imagine the surface area directly behind it and maybe even a portion of the warehouse in general gets redeveloped shortly after. I expect more infill to occur along North Highland, Moreland, and Ponce as well.

Irwin said the project would create a “beautiful and dramatic connection” between the Eastside Trail and Historic Fourth Ward Park, a city park that features a lake, amphitheater and playground.
“The entire design concept is intended to respect the topography of the park,” Irwin said.
New City would build
a grand staircase from the Beltline into the project and an elevated walkway into the park, similar to the Canopy Walk at Atlanta Botanical Garden.
Traversing the project would become an “urban adventure,” Irwin said.
The project would also build
new roads, extending North Angier Avenue to Ralph McGill Boulevard to create a true connection from North Avenue.
As for the retail mix at the project, Irwin said it
would complement the retailers and restaurants at Ponce City Market, which include J. Crew, Williams-Sonoma and a food hall of chef-driven concepts. "
