It was always an inevitability, in my mind. The Philly area has long been and continues to be undervalued. It's just catching up with other large metros. It's a shift, for sure, but one I generally see as much more positive than negative because it signals healthy investment. And it's not close to being at "overheated" levels, because it's based on slower, sustainable growth.

And the money is obviously coming from somewhere. Even locals continue to underestimate just how "high wage" and white-collar the Philly area is now. On a percentage basis, "MBSA" jobs (management, business, science and arts) surpass even the NYC area these days.

Wow… what an absolutely horridly awful suburban plan. So bad.

I thought they were going to extend and build off of the Upper Dublin Promenade?

What's so bad about it? It's taking a stand alone obsolete office building on a massive amount of acreage to turn it into a mixed use neighborhood. Shouldn't we be advocating for that?

Good to see another solid hotel option in Delaware County. Though I thought the exterior would look a bit better.

I drove through Ellis Preserve for the first time last weekend. It's better than I expected TBH. The little main street area where all the restaurants are feels somewhat compelling. I'm not sure if I noticed this hotel but there were a number of mixed use and apartment buildings sort of right there then it stepped down to townhomes. If it were on a larger scale, I could see how it would feel like a cohesive town.

I think the biggest miss of the whole thing is that there isn't a connection to that massive Toll development called Licester which I think has something along the lines of 1,000 homes and is literally the next traffic signal up on 252. It would be nice if you could get between these two developments without having to go out onto the main road.

Also, I had never driven through Licester before. It's god awful.

More details for BET Investments plans for the former Prudential site in Upper Dublin.
A shame BET won't integrate this project into the existing promenade. Extending Market Street across Dryden Road would make for a sizeable urban node.

BET Investments is planning to develop 600 apartments, 160 stacked townhomes, 150 senior and assisted living units, a 100-room hotel, 106,000 square feet of shops and restaurants, 100,000 square feet of medical or office space, a police substation and connected trails with outdoor exercise stations.

He’s aiming for construction on apartments to begin at the end of 2025. While the entire project could take eight to 10 years to complete, Markman said the majority of it could be built within five years.

I wonder if there is still time and space to advocate for this development to be better. Like a YIMBY but for better urban design. And I agree, I want to see the connectivity of this site to the adjacent promenade. I wanna see sidewalks, I wanna see shade for people, I want benches, etc.

Sixers would be dumb as shit to move to Delaware. They would lose the majority of their fan base for game days and would devalue the team. I think Harris wants to build this new arena to INCREASE the value of the team and then sell them.

I could see Camden, but odds are they stay in Philly. If they don’t build at Market East, they should get together with Brandywine, the City and Drexel to cap over a portion of the Powelton Yards by 30th Street/Cira Centre, build an arena, a hotel, an apartment building or two and call it a day.
