Should I read into this Loopnet listing at all for Dewberry's property at 1400 Peachtree? Looks like it was updated in mid-December and is showing 30 stories of "proposed 750,000 square foot office building" for lease in 2023 with a generic rendering. https://www.loopnet.com/Listing/1400...ta-GA/6047391/

Alternatively, make the mural larger and it’ll fit in with also the other existing murals along the street.

That rendering from dewberry has been around for a long ass time. That and some others used to be available on his old site. Part of his master plan attempt to rebrand the northern part of midtown as Uptown.

Northland buys Midtown development site

This will probably be on the DRC agenda soon.

https://www.bizjournals.com/atlanta/...reet-site.html
Quote:
Northland Investment Corp. bought just under an acre at Spring Street and 17th for a whopping $19 million, or about $555 per land square square foot, according to Fulton County property deeds. It was sold by an affiliate of Drapac Capital Partners, an Australian real estate firm with a big footprint across Atlanta.

Four years ago, Drapac had paid just $4.7 million for the site, but a construction boom across Midtown since then has eroded the supply of development sites. It has left buyers forced with paying a premium for the top opportunities.

Northland primarily develops apartment and mixed-use properties. The firm owns several apartment projects across Atlanta, including The Sutton high-rises in Buckhead Village.

That's turning into a pretty dense block that I think is so much better than the full block mega-developments.

And the 1405 Spring St. apartment tower will be built on the other side of Ascent Midtown pool (shown in the picture above).

Hopefully the price tag that Midtown lots are getting force developers to make it worth it.

Technology Enterprise Park funding approved

https://www.bizjournals.com/atlanta/...-approved.html

The Development Authority of Fulton County unanimously approved a $647.5 million revenue bond inducement resolution to fund the university’s expansion of its Technology Enterprise Park on Jan. 25.

The motion enables developer Trammell Crow Co. to bring over 365,000 square feet of life sciences-focused laboratory/office space and 280 apartments to raw land on the campus over the next eight years.

The expansion, divvied up into five phases, will add five new lab facilities, and has the potential to create over 3,500 permanent jobs for the area, said Trammell Crow’s Atlanta Business Unit Vice President Katherine Lynch.

The expansion will also include twoThe first phase of construction will deliver in the next year. Budgeted at $219.8 million, it’s the costliest out of the five phases and will include a lab office to the left of the park’s existing building and residential tower. apartment buildings priced at both market-rate and affordable rents.

First look: Ambitious affordable housing build shows life downtown

https://urbanize.city/atlanta/post/d...ook-apartments

Quote:
Early last year, the church’s development task force unanimously approved a joint venture with Chicago-based nonprofit developer Evergreen Real Estate Group, citing that company’s track record of mission-driven, community-focused projects in urban environments.

Now, the church and developer are seeking a predevelopment loan of $250,000 from Eastside TAD funding to set the project in motion, according to Invest Atlanta. The first phase is expected to cost north of $105 million overall.

That will include a 16-story building with 170 apartments—the majority of them reserved as affordable or workforce housing—where West Peachtree Street meets Ivan Allen Jr. Boulevard.

The phase one timeline calls for having a firm financing commitment in place by the third quarter of this year, breaking ground in the first quarter of 2023, and delivering the first phase in 2024, per Invest Atlanta.

The Murphy moving forward

https://www.bisnow.com/atlanta/news/...owntown-111936

Quote:
Atlanta-based Urban Realty Partners filed a special application permit with the city of Atlanta to start work on 1100 Murphy Ave., the former home of shipping supplier Cut Rate Box Co.

The firm plans to transform one of the buildings into a three-story creative office space and the other into five stories of apartments, according to the permit filing. Along with a new 12K SF rooftop deck, the project, which lies along a spur to the Atlanta BeltLine Westside Trail, would span more than 128K SF.

The Peoplestown project, led by New York-based developer Exact Capital Group and Aleem Construction, is called Skyline Apartments. It’s planned to stand a dozen stories on a vacant lot at 1090 Hank Aaron Drive, just east of the downtown Connector.

The Skyline project will be situated directly on the Southside Trail.

Looks like One Centennial Yard is 409 ft from Ted Turner sidewalk level to the roof, 450 to actual ground.

One Centennial Yards

Note that office tenants are pushing these giant floorplates. The rental premium associated with having more workers on the same floor far outweighs what they will pay for views.

When I first saw the One Centennial Yards "Stacking Diagram" I literally thought I was looking at an old rendering of Portman's Anthem project.
