not overly surprised given the price paid and time since purchase. Not fun carrying a mortgage like that with no revenue.

Hopefully we finally get a competent developer in the receivership sale.

No one is going to build on that site as long as the remainder of that church is there. No developer wants the expense that restoring it will incur. It will remain in limbo until that front section falls down or is demolished.

I hope you're wrong, but the practical side of me knows your right. This city doesn't really have the land value to support an expensive restoration/integration like that.

The city should secretly put a timeline on it. After that amount of time, if no one comes forward to restore it and include it in a new development - then just knock it down, since it'll just fall down on it's own and we'll just be wasting time for nothing.

Anyone know what the real condition is of the part of the church left standing? It's been standing for about a decade now...

They did an assessment on it last year and said that it was mostly fine surprisingly.

This is one property where the city should grant a developer to build something tall... 40-50 storeys or more.

Even if it's just in trade for keeping the old façade and other surviving elements in whatever architectural fashion makes sense. Let the height limit be damned, here.

As interest rates fall, the economics of it may make more sense for developers, but get the thing moving!

Vantage Dev Corp Seeks to Buy James Baptist out of Bankruptcy

Alan Leela and Shamil Jiwani’s Vantage Development Corporation are the ‘Stalking Horse Bid’ to purchase 98 James Street South in Hamilton out of bankruptcy.

Ontario’s Superior Court approved setting in motion the bankruptcy purchase on November 12.

Other bids have until December 18 to outbid Vantage if they wish to purchase the site, which includes the existing zoning permissions for a 31-storey, 315-unit tall building and permit approvals from the City of Hamilton. (Development charges of ~$2.5-million have been paid in full.)

Documents filed with the Court state the purchase price is $13,000,000. Minimum competing bids must be greater than $13,360,000.

$41,269.84 per unit bid with the development charges paid. Only $7936.50 per unit development charges.

We should start a SSP pool re: whether the remainder of the church will fall down or be destroyed first, or Tivoli, or another building (like that one at Main and Hess).

Side bets on the cause too... "demolition by neglect" vs. fire, for example.

I feel like this part of the church was built stronger than the rest - so I think it'll be up for a while.

Probably lots of threads with old start dates in the Hamilton sub-forum. I'd think anything related to the Connaught or Stinson would be among the eldest that are still live.
