By the way, anything new on 8200 S Congress? It was supposed to be a 4-story apartment complex with 348 apartments.

Plumbing top-out for the first floor has been completed in Buildings 1, 2, and 3. All apartment building foundations are poured and we are working on finishing out the garages and maintenance building. Paving is complete throughout most of the site, only the last sections remain around Buildings 6 & 7. Mock-up framing is complete so we may begin review of Tyvek, window, and door install.

If you live in Barton Hills, Zilker, or any other neighborhood within a half-mile of the Brodie Oaks shopping center — a 37-acre South Austin strip mall dating back to the 1980s that’s set to be completely transformed into a $1 billion mixed-use project — you might have heard that the developer, Barshop & Oles Company, is staging an unusual demonstration tomorrow. From 8:30 to 10:30 on Friday morning, there will be two cranes raised at the Brodie Oaks site, one reaching 275 feet closer to the adjacent highway intersection, the other rising 160 feet towards the rear of the property.

Good Afternoon
At the request of stakeholders and CM Kitchen's office, the applicants for the Brodie PUD have agreed to put two cranes up on site at Brodie Oaks Shopping Center this Friday from 8:30 - 10:30AM. Please
see the attached graphic depicting where on the site the cranes will be set up and at what height.
This is a one-time-only opportunity to view the cranes on site. We highly encourage you to go to your favorite locations in the greenbelt or areas of concern in your neighborhood to observe the presence of
the cranes yourself. Photos do not do it iustice!

When seeing a tall building causes this kind of consternation, it makes it difficult to not to come to the conclusion that these people are irrational and overly emotional. Logical arguments which point out that the project is a massive improvement with much less impervious cover or whatnot may never work on them.

this is it. and they're homeowners in wealthy neighborhoods and in positions of power. they want to lock their shit down and say fuck you to everyone else. it's so disgusting.

Don’t Panic, but Here’s How Those Cranes Looked at Brodie Oaks

Late last week, we prepared our readers for either the silliest or most frightening demonstration this city’s seen in a while, depending on how much you think a few tall buildings represent the desecration of Austin’s soul or whatever. The raising of two cranes by developers Barshop & Oles Company at the Brodie Oaks shopping center on South Lamar Boulevard, intended to show the height of the two tallest towers in the mixed-use redevelopment planning to transform this oasis of pavement into something less like a dead mall, went off without a hitch despite some grim weather.

The developers have now shared some user-submitted photos of this demonstration, intended to show how the towers would impact the view from different parts of town including anxious neighborhoods like Barton Hills and the nearby Barton Creek Greenbelt. As seen in the map above, the two cranes reached 160 feet and 275 feet, with the taller crane near the highway. Let’s pop on our monocles and take a gander — we’ve done our best to provide location info for each photo:

More apartments headed to Austin's St. Elmo District, south of downtown

Nearly 300 more apartments are coming to the St. Elmo District, an area south of Ben White Boulevard in south Austin that is being transformed with new housing and dozens of restaurants, breweries, cafes and stores.

United Properties says it has started construction on a mixed-use development called Bishop Momo. The project is roughly 3 miles south of downtown Austin, in a former industrial area that is rapidly gentrifying.

United Properties invests in and develops office, industrial, retail, mixed-use and senior housing properties. It is owned by the Pohlad Companies and is headquartered in Minneapolis, with offices in Austin and Denver.

The company's five-story Bishop Momo project will have 274 studio, one-bedroom and two-bedroom units, along with about 6,000 square feet of retail space.

Pricing for the market-rate units will be in line with nearby, comparable properties, the developer said.

Mobile home park residents challenge developer after receiving 60-day notice to vacate

Willmore and the other 70 or so residents of the Congress Mobile Home Park now have 60 days to vacate the property.

It’s a story that has become all too familiar in Austin. In December, a California-based real estate company with a multibillion-dollar portfolio bought the land the mobile home park is on. A few months later, residents got notices from Paydar Properties that they had to leave the homes most had lived in for decades.

“You can't move all your goods — no matter what you've got — if you've been in a place, in a home … in 60 days. It's just not really feasible,” Willmore said. “Plus, the temperature of the air is killer.”

Sixty days is a quick turnaround for anyone, but for mobile home owners, it’s particularly challenging. Most of the families have lived at the Congress Mobile Home Park for more than a decade, and some of the homes are so old that moving them is impossible.

And the cost to move a mobile home in good enough condition can be exorbitant. Noelia Mann, an organizer for the the tenant advocacy group BASTA, says some residents have been quoted $14,000 just to relocate their homes.

On top of that, the number of mobile home parks in Austin is dwindling and most have strict regulations.

Congress Lofts at St. Elmo Condo Project Starts Construction Next Month

A South Austin condo project headed to the emerging St. Elmo District off South Congress Avenue is scheduled to begin construction next month, according to its local developer Intracorp. Located at the site of a former used car dealership at 4315 South Congress Avenue near a number of other recent additions to the neighborhood, the Congress Lofts at St. Elmo project will rise five floors and contain 140 residences alongside an additional nine live-work storefronts on the ground floor. The building will also include 3,800 square feet of commercial space as a retail anchor.
