Thanks for the link!

Looks like the upper floors will have commanding views of downtown and capitol

No, they're still gutting the building right now. They say they're supposed to have one ready in about a month or so. I know it's a priority for them.

Nice shots, Mopacs. Again, congrats on the new shooter.

Anyone know what that new red and white crane is? The one infront of The Monarch? I noticed it yesterday from along Lamar at Maudies, (Tex-Mex, yum!). We set out on the patio with a view of the skyline. As soon as the weather clears up, I'll be interested in going to check out some of the views here in South Austin to see if The Monarch crane is showing up on the skyline yet. I'm anxious to see it rise, but the elevation of that site is a good 30 feet lower than other buildings of similar height such as 300 West Sixth and the Chase Bank Tower. I'm thinking it may just barely poke up in some places. I can see San Jacinto Center from the bridge at William Cannon just barely, and it's 4 feet taller than that building, and at the same elevation. I don't think it'll show up from my neighborhood, though, because 300 West Sixth and the Chase Bank Tower barely show up, and the roof of The Monarch will be nearly 40 feet shorter than 300 West Sixth and Chase Bank Tower's roofs once you factor in the elevation of the site. However, it'll still poke up from the other nice views, Saint Ed's, the view along Ben White and that view up on Deatonhill Road. That spot is actually 300 feet higher than The Monarch's site is in downtown. There's actually a few vacant lots to the south of there that hit 800+ feet above sea level, rivaling Mount Bonnell and a few others.

The red and white cranes are two separate sites.

Quarters on Nueces is the left one. A site between 23rd and 24th on Nueces. 8 Stories.

The right crane is 26th and Nueces. That site is almost 5 acres large, the former Rio Nueces Apartments. I don't know the building size, but the parking building will be 7 stories I heard (rumor).

The big grey concrete blocky structure in the center of the picture is the beginning of a ~10 story parking garage at 23rd/Rio Grande.

Does anyone think this project will actually get done? It sounds overly optimistic to me in terms of demand for this location at the proposed prices:

http://www.statesman.com/search/content/business/stories/realestate/04/28/28condos.html

Condos set for Barton Springs Road

"Now called 1155 Barton Springs, the project will consist of a four-story condominium building atop three levels of parking. The building will replace the long-vacant Treehouse restaurant and nightclub at Dawson and Barton Springs roads, which is next to a railroad track.

Developers Elisabeth and Steffen Waltz and their partners plan to sell 27 condos for $1 million to $6 million each, well above the price range of the most expensive downtown-area condo projects announced to date. "

Quote from Priller-"I still think the Frost tower is one of most handsome buildings around"

Amen! A few years ago when they were building it they had up that somewhat cheesy billboard that stated " A worldclass building for a worldclass city" Well they were right. At certain angles it is awe inspiring. The night lighting deserves some kind of award.

Agreed, agreed agreed. An iconic building that has taken its place among our city's architectural gems. My only regret is its height.. Proportionally speaking, the Frost tower should have been at least 100-150 ft taller (though not to the point of throwing the scale of our skyline out of whack). The height issue is of particular importance in light of recent proposals (Austonian, T-Stacy) that would more or less tower over Frosty.

There's a particularly lively conversation regarding this development in the Texas subforum:

The surrounding Bouldin Creek neighborhood association are far from thrilled with this project.

In case anyone is wondering, we heard from our Realtor today and she said that only 28 units were left at the Sabine.

I visiting from Chicago for the week. The Four Season is an awsome building in your skyline. How new is it? It's just so commanding. Would like to see it in Chicago at about 65 stories.

So I take it you think this building is the Four Seasons Residences? The striking blue building in the image below with the crown is the Frost Bank Tower. It is an office building and our current tallest at 515 feet with 33 floors, built in 2004.

This is the Four Seasons Residences. This building hasn't started construction yet. The above image is showing the view that you'll have from this building, not of it.

I may have said this before but the Four Seasons reminds me of Miami, I think it's the colors.

I really like the design.. the top of the building especially. One of the higher quality residential tower designs.

I do like how the texture of the suface changes on the way up! It will be interesting to see what the crown is like (Hey Mopacs!)

Every time I see a picture of The Four Seasons it seems as though the top flares out a bit, like the balconies are progressively getting bigger as they go up to the top floor, I may be just imagining this, but I actually would like to see ot flare some. Anyone else see this?

Yessum. I think that's part of the reason why I like it. If it didn't look like it flared, I wouldn't find it appealing. Or interesting at all.

I think it just may be an optical illusion..... you are right, it would make it a far more interesting building if it did flare out! I think it is just the placement of the balconies and the effect of a perspective drawing. drat!
