The City of San Jose has approved plans for a 30-story residential tower to rise at 605 South Second Street in Downtown San Jose. With a rooftop height of 285 feet, the building will be among the tallest in a city whose height limit is heavily regulated by the FAA. Roygbiv Real Estate, a low-profile firm with high ambitions, is responsible for the project.

Since SFYIMBY’s last coverage of the tower in September of 2020, the developer has shifted gears. Initial plans were for at least 70% of the units to be affordable housing. Now, project architect Kurt Anderson shares with SFYIMBY that the plan “is 100% affordable with community room, fitness area, expanded bike storage and additional other community spaces.” Once complete, the tower will contribute significantly to the downtown residential market. Units will be made available for residents earning between 70-80% of the Area Median Income.

The development will receive assistance thanks to state law. ROYGBIV has applied for protection by California Senate Bill 35, legislation that streamlines housing construction to address the state’s housing crisis. In addition to SB35, the 50% State Density Bonus program makes available incentives and waivers that increase the residential capacity available for 605 South Second in exchange for creating affordable housing.

The 285-foot tall structure will yield 289,420 square feet with 273,940 square feet for residential use, 6,400 square feet for amenities, and 7,440 square feet for the lobby and other utility functions, according to updated plans. A garage will be included for 91 vehicles, using stackers across three levels below-ground, spanning 12,830 square feet.

Of the 345 new units, there will be 183 studios, 81 one-bedrooms, 27 two-bedrooms, and 54 three-bedrooms. Amenities will be included with a community-oriented second floor and a roof deck with panoramic views of the South Bay. Parking for bicycles will be included on-site, with 74 long-term spaces and 40 short-term spaces.

Anderson Architects will design the building. The tower will be wrapped with curtain wall glass, articulated by the white-painted balconies that offer open air space for residents, and a bright orange highlight as an aesthetic focal point. With SFYIMBY’s last coverage, the firm principal, Kurt Anderson, shared that 605 South Second Street will include “architectural lighting that will contribute to the nighttime skyline of San Jose.”

The base-level will be highlighted with a two-story lobby with dramatic white columns and curtain-wall. Landscaping planters will surround the building and short-term bicycle parking immediately next to the entrance. Light rail and bus lines will be within walking distance for future residents.

The property is bound by South Second Street, East Read Street, South Market Street, and I-280. With approval from the city, construction is expected to begin by mid-2023, reshaping the vacant 0.3-acre property with housing, parking, and amenities. The estimated construction cost has not yet been announced.

Starting in late August, Catalyze representatives tried to contact their counterparts at the developer multiple times to no avail, according to email messages shared with the Business Journal. Urban Catalyst is the first to pass on meeting with Catalyze, the organization said on its scorecard for the project.

It purchased the property from Madrone Ventures and Salinas Valley Corp. via an affiliate, UC 77 N 4th Street Owner, according to those documents.

Located at 77 N 4th Street, the site is the third of four the developer needs to acquire to build a proposed two-tower office and residential development, dubbed Icon/Echo.

"We're just really happy that we were able to acquire the third of four properties in this assemblage and we are in contract for the fourth property towards the end of this year," said CEO Erik Hayden.

Public records show that Santa Clara County has purchased the lot for affordable housing at 750 West San Carlos, located within walking distance of Diridon Station in San Jose. The developer will be The Danco Group, based in Arcata, Humboldt County with a long portfolio of affordable housing projects across California. The Danco Group president, Dan Johnson, tells SFYIMBY construction is starting next Monday.

The 85-foot tall structure will be built on a 0.41-acre property. Of the 80 units on-site, there will be 56 one-bedrooms, 23 two-bedrooms, and one manager’s unit. Forty units will be set aside as “permanent support housing for special needs homeless households,” according to county documents, with the other 39 for low-income residents. Shared residential amenities will include the common lounge, community kitchen, fitness center, and on-site laundry.

Construction is wrapping up on the six-story office building at 5407 Stevens Creek Boulevard in the southwest corner of Santa Clara. It is the second and final phase for the Apple-leased site, located by the city border with both Cupertino and San Jose, and across I-280 from the massive Foster + Partners-designed Apple Park loop. Peery Arrillaga, the well-established Silicon Valley development company, is responsible for the project.

The new addition yields 241,490 square feet with 108,000 square feet of rentable office space and 133,490 square feet in two basement-level parking garages. Construction started in 2019, demolishing the former single-story commercial structure occupied by an IHOP.

The new pre-application permit has been filed, indicating development progress for the proposed apartment complex at 111 Independence Drive in Menlo Park, San Mateo County. The proposal will rise eight floors, adding 105 new homes, of which over a dozen will be affordable. SP Menlo LLC, run by Menlo Park resident Sateez Kadivar, is the project developer.

Of the 105 apartments, there will be 15 studios, 79 one-bedrooms, and 11 two-bedrooms. 13 units will be offered below the market rate as affordable housing.

Residential amenities at the ground level will include the public open space along the sidewalk, a fitness center, lounge, dog wash, and parking for 160 bicycles. The fourth-floor podium deck, over the parking garage, will feature a raised pool and dining courtyard. On the top floor, a club and additional terrace will give residents views across Independence Drive.

Hi folks! I just logged in for the first time in what turns out to be over 6 years! Hello again to everyone who was around back then. I was in San Jose this past weekend and was inspired to take and share some construction updates.

200 Park Ave is getting glass:


And it's gorgeous:


This may be my favorite new building in San Jose:




I think all this faceting will look really great when it's done:




They have Park Ave completely blocked off. I assume because after this, they will be demolishing everything on the left here (CityView Plaza), plus starting on another building (Park Habitat) that will go between this and the Tech Museum (orange building with the blue dome):


Speaking of CityView Plaza, most of it is fenced off:




And they already demolished the old court building:


But there is still an old test piece of 200 Park's glazing sitting in there:


CityView Plaza is going to be transformative. It's a huge block right in the middle of downtown.

I also checked out the new Adobe building:


It's a nice looking building on top. But I think the multi-level garage on the lower floors created a real challenge:




There is a nice little park across the street with some fun sculptures:


At least they put some windows at street level. I'm curious what their plan is for those.

I hadn't been in San Jose for a few years and it's changed a lot. It has a lot going for it and I hope as things up back up, it will fully realize its potential. A few random pix:





San Pedro Square is the epicenter of activity. I took this Saturday morning as the band was just setting up (you can see them in the background). About an hour later, this place was full of people, as it was every other time I walked by here Saturday evening and on Sunday:


Anyways, glad to be back and hope I can contribute more in the future.

Agreed. This cluster of new buildings is really going to help modernize and add some flair to this part of DTSJ.
