Crombie has taken 1222 Main off the market. There is no mention of this property on their website any more. This might mean they have given up on the idea of renovating for more class "A" office space, and may be reassessing their options (residential or hotel conversion for example).
As more residential moves into the downtown west end, there will be a need for more neighbourhood retail, and I think the future for 1222 Main (and the empty lot between this building and the Avenir Centre) is as another mixed use development.
Do a hotel conversion at 1222 Main and build a mixed use 10 storey tower on the empty lot next to the Avenir Centre - including a residential tower and a commercial two level podium, perhaps incorporating the Telegraph Building in behind.
The commercial podium could include neighbourhood retail, second level professional offices and, (my pet wish), a large sports pub facing Main Street with real presence (a lively patio, high quality decorative signage and top quality street interaction).
Can you imagine how popular a destination sports pub in this location (next to the Avenir Centre) could be? Just think of the potential!!!
