Sorry, i totally forgot the city west projects as i dont often venture that way.

lets get a comprehensive list and ill add it to the other one.

2) 1111 Wilshire

To be clear Lorenzo is by the 23rd street Expo Station between Flower and Hope, not city west. I meant that I think that Lorenzo should be included in addition to the current and future City West projects like 1111 Wilshire and the new Astani project.

I was shopping in the Garment District earlier today and came across another one to add to the list. This building going up at 6th and Maple (across the street from the LAPD station) looks to be another retail building, but I can't tell what they're doing with the old storefronts here. They don't look historic enough to save, but who knows? Either way, this is an interesting structure being built on the fringe of Skid Row. I'm eager to see how this turns out. First shot is looking south from the corner of 6th and Maple.



And the second shot is looking north up Maple.



And a bonus shot of a building on Main St. between 8th and 9th, immediately adjacent to Parish (formerly Angelique). The lady in the art gallery across the street says that they're working on a restaurant, but if you look closely in the windows, there's clearly some residential units being put in there as well.

This is what they are building on sixth and maple. Michael Maltzan design. All pre-fab, too, which is very interesting.

Oh wow, so that's what that is, huh? Well, now that I know, I'll put it on my list of places to update from time to time. As for the type of retail, it will probably be clothing wholesalers/retailers, as this is on the fringe of the fashion district. Possibly some restaurants.

Wow looks real cutting edge ESP for that area! See this is the kind of quality architecture that we need all thru-out downtown. Hopefully there will be quality g/f retail basically anything to get rid of the real shoddy looking stuff already there. Now if we can land like 20 more of these here, We'll be definitely taking the "skid" out of the row lol.

im pretty sure the building next to Parish is going to be a small boutique hotel.

I was in dt yesterday & notice that part of the apt devlpt a block away from the water & power bldg....& being built by everyone's favorite devlpr.....is under construction. It appears to right now involve only the site shown on the right. There's a small construction barricade near Fig & Temple, covered with graffiti, so some ppl passing by may believe whatever devlpt is going up there has been abandoned. but I'm assuming it's actively underway.

^ so the same devlpr has a proj called Lorenzo going up a few miles to the south, towards USC, & this proj, called Da vinci going up to the north.

I've been curious about what the apt proj across from the convention ctr has looked like over the past few months, but there's still not much to see there beyond a construction fence. The Avant proj also is surrounded by large parking lots....as this pic shows....so when passing by there, it doesn't seem to have much of a footprint.

I think a person really has to be IN dt before getting a good sense of what new changes or projs mean, or trying to understand what needs or doesn't need to be done to improve things. My perceptions of things does change whenever I'm actually there instead of viewing things from miles away.

I notice that when I'm visiting dtla, looking at things directly and from up close, that complaints about new bldgs being too short or not designed to fit an ideal urban concept, or how newer sections of bunker hill hurt the image of dt, really get lost in the thicket. It's at that point I want to say "if those are the big stumbling blocks, we should be so lucky!"

When ppl complain about a new proj not having stores on the 1st floor, that really does puzzle me. That's cuz I wonder if such criticism is made by ppl who are in the hood on a regular basis & see how many customers are supporting the existing stores already in dt. While some of the biggies are doing well, inc the Ralphs, reportedly the new target & food places like bottega louie, I'm hoping that I won't have to worry about some of the other businesses reaching a saturation point.

I noticed yesterday when I went by the towne restaurant in the watermarke apt bldg, that it wasn't exactly packed with customers.....during a prime hour on Saturday. What I saw is not too different from what this person mentioned in a review at yelp a few days ago.....

bottega louie looked nicely busy as usual, but the new french restaurant across the street didn't appear to have anyone dining outside....although by LA standards, it was a rather chilly evening. The area is far better today than it was several yrs ago, but the overriding sense I almost always have after visiting dt is that millions & millions & millions of additional $$$ still need to be invested in the hood in order to create a sense of completeness & good urban flow.

I see quite a few smaller shops & eating places throughout dt that I suspect could use some more customers...perhaps greatly so....to allow the owner to really survive & thrive. so lots more new housing & lots more new potential customers in dt are a must. ASAP!

thanks for that update Citywatch. I actually dont mind the palmer developments if they are in fringe areas like the ones outlined above. of course, i would love for the buildings to be a bit different from each other, but at the least it brings in more people into downtown, adds to the tax base and cleans up an eyesore. That being said, if he tried to build anything like that shit in the actual city, i would go burn it down myself.

in regards to Towne, ive seen it pretty packed numerous times before, so i wouldnt take one night as the end all be all. The new restaurant across from Bottega is just getting started, so word of mouth needs to get out. give it time. my main gripe with them is that it looks so barren. it needs some plants and other things to brighten it up. it looks incomplete.

Haha ya I was just going to say I'm shocked we're just finding out about this given how on top of it some of the posters on the forum are. Good looking out Colemonkee and Illithiad Dude. This is why this forum is my go-to place for Downtown development.

The issue is, this is the first Palmer development within Downtown proper. He is slowly creeping towards the middle of downtown. How much longer until we see a Palmer rising in South Park, or Fidi?

Well, for whatever reason (most likely cause its cheaper land) Palmer sticks to areas DIRECTLY adjacent to freeways. i think we are safe for the most part. He does own land on Broadway but i dont think the area guidelines would allow him to build his crap there
