Downtown skyscraper update (I don't feel like posting in projects' individual threads because no pictures or anything substantial):

299 Fremont - you can see from Salesforce Tower webcam now. Soon to pour the first floor above the lobby, and core is all set up to rise. Give it to the end of the month and this thing will be on Floor 3 and rising.

399 Fremont - still bringing the core up to ground level and setting the footprint of the tower portion. The mid-rise portion has yet to come of the ground. I'd say it's a good ~2 weeks behind 299 Fremont.

ORH North - Finally they are enclosing the lobby and wrapping up the final details of the building. I hear move-in by July for the first ~10-11 floors?

45 Lansing - On floor 13 and the crane was jumped up over the weekend. The crane should be highly visible now from many vantage points.

222 Second - On floor 8. I think they are averaging 1.5 floors per week, maybe 1.75 floors (last week they did 2 floors going from 6 to 8, but was slightly slower before). Either way, at 1.5 floors per week, we'll have 12.5 floors by the end of June, probably a full 13. This one is going up so much faster than 350 Mission and will surpass 350 Mission's progress by the beginning of July, though that's to be expected with steel. The crane will need to be jumped here soon and I think will become tall on the skyline once that happens.

535 Mission - they have the glass around the top on the South side. It looks interesting, though not what I was expecting. Little square panels to "crown" the top. Not sure it's the absolute best, but the building is still obviously very sexy. No new progress on lobby, but should be fully glassed with mechanical components done this week or next.

350 Mission - They are going to pour floor 12 later this week. They are moving quite fast on this one for concrete construction, and it's finally making a presence.

388 Fulton Street in Hayes Valley broke ground yesterday, according to Curbed SF.

100 Van Ness Avenue Vandalized

Within the last day or two vandals painted graffiti on the north wall of 100 Van Ness Avenue. The damage was to the top 5 stories. I took a picture today from the 14th floor of the Essex Fox Plaza. The picture shows the worker taking off the paint with the letter S the last to be removed.

Recently glass barriers were installed on the garden level. I can now see work being done on the interior to build the rooms.

Visible work is finally being done on the inside of the Dolby building at Market & 9th Streets. I can see aluminum studs being installed to make walls. The only difference to be seen outside will be from above and not at street level - the patios are being remodeled.

Regardless of the vandalism, that new skin on 100 Van Ness looks amazing.

Check out this proposal for 330 Townsend:

Quote:
While currently only zoned for development up to 85 feet in height, STUDIOS Architecture has drafted two variants of a modern tower to rise up to 300-feet at 330 Townsend Street, across the street from the current Caltrain Station and a block away from a future Central Subway stop.

A variant of the modern design would forego the residential component and result in a 21-story commercial building rising 300 feet with nearly 400,000 square feet of office space and two retail spaces on the ground floor.
To see the mentioned drawings, follow this link to SocketSite.

300' isn't a game-changer on the skyline or anything, but this would be a nice addition to the neighborhood and hopefully a sign of things to come with the Central Corridor Plan.

330 Townsend Proposal

peanut gallery - nice proposal. If built as seen here I would like it very much. A red base would be a dramatic addition.

1321 and 1400 Mission Street

1321 and 1400 Mission Street development are not breaking the skyline from my view. Work seems to have stopped on 1415 Mission Street.
Today there was an amazing amount of mechanical equipment delivered into the Dolby headquarters building over 3 hours.

It had to be before yesterday because there is a building very far along in construction on that site - elevator core up and some structural steel. Drove by yesterday and actually wondered what went up so fast since I come down Gough multiple times a week - never noticed the construction before.

Could you be thinking of Parcel P? Probably not but I can't think of anything else in Hayes Valley.

No, this was at Fulton and Gough. I happened to look left at Fulton when coming down Gough and boom, there it was. And I'm not confusing 555 Fulton either since that is not at Gough.

the Boys and Girls' Club next door to this development has been under construction for a while - that is probably what you saw?

I think you're thinking of the Boys and Girls Club which is just east of 388 Fulton.

Yea that was probably it then. It must have gone up fast as I haven't noticed it before? Nice rendering of that block, too. Where's that from?

when I walked by the site a few weeks ago there I'm pretty sure there were trees along the Gough edge that were obscuring the view. when I went by this weekend the trees had been removed, so that's probably why you just noticed.

the images above come from the sfhog site that '77 and I both linked to, but beyond that I don't know.

Bloomberg has a story about all the tech leasing and the spillover out of SOMA into other neighborhoods:

Quote:
Citywide, technology firms led four years of record leasing that pushed San Francisco’s office occupancy to an all-time high of 70 million square feet in the first quarter, according to CBRE. SOMA’s 5 percent vacancy rate and 844,000 square feet of available space compared with 7.4 percent and 3.1 million square feet in the financial district, about 10 blocks to the north.

[...]

San Francisco’s prime office rents jumped 81 percent since 2011, the biggest advance of any U.S. market and almost four times the 18 percent gain for second-place Bellevue, Washington, another technology-driven city, according to a report by brokerage Jones Lang LaSalle Inc.

Technology firms took occupancy of 1.62 million square feet of San Francisco offices last year, while all other industries combined gave back a net 200,000 square feet, CBRE data show.

Why is the SF forum so dead? There has never been a boom like this one...at least three new projects in the last week not even counting 333 Townsend.

325 Fremont -- 250 Feet up from 200 100+ units up from 57 - Crescent Heights -- Rough picture in the link

^^^I've noticed that some cities with much less construction than SF "overcompensate" on these forums much in the same way someone with a small penis might unnecessarily buy a Lambo regardless of financial standing. SF honestly has too much to even keep track of. On the Dallas forum someone recently posted a picture of a suburban distribution center going up. I'm not making that up. Anyways, I will be taking a walk around soon out of my own curiosity. No camera today, though.

I can report that the Lumina tower along Folsom added a floor yesterday and is now higher than the Mid-rise that is topped off next door. I can also see the other Lumina tower now poking its head up (i.e. floorplates) behind the topped off mid-rise on Folsom. The core is above the building behind it. One can begin to see 399 Fremont on the Salesforce tower webcam, and what looks to be floor 3 for 299 Fremont on the webcam, as well.

The Salesforce webcam will be seriously interesting next month when Lumina Towers are really poking up, and both 399 and 299 Fremont are starting to surge up.

They finally just poured the 13th floor for 350 Fremont, so expect the scaffolding supports for Floor 14 to go up soon.

Well, I think it could be just how busy everyone is, plus there is so much construction it's hard to keep up, as Simms noted. Downtown, Mission Bay, Upper Market, the Mission, Dogpatch...
