The Isley Brothers asked this half a century ago. Apparently, we're still waiting for an answer.

Wondering what they are waiting for.

It won't be till next year at least. A Fact Finding was submitted a couple months ago, but they haven't started any permitting yet.

This project has about a 1% chance of ever getting built. So done with clicking on this thread thinking somehow the ground breaking has started lol

What makes you say that several projects have taken way longer than this

Wasn’t it announced earlier this year for a Q2 2025 ground breaking?

I feel good about this project. I think it’s a waiting game at this point.

Agreed. Locking it again.

If there's any actual news post it in the main development thread and mods will take it from there. Last time I did that it stayed locked for like a week which were clearly related events.

I’ve unlocked this thread as there has been some minor progress. A pre-application was submitted on 2/11, and I received the records request this morning. Unfortunately, there wasn’t much new information provided regarding the project. The project scope outlined in the pre-application states:

"Mixed-use hotel, office, residential and retail. 697 dwellings, 244 hotel keys & 184 SF office with 778 parking spaces. Two (2) high rise towers of 45 and 33 stories respectively."

No renderings were included. I'll assume what we saw last time is still the plan.

So we lost 10 floors?

I thought this would mean gaining floors? Title of the thread and the previous discussion indicated 44 and 30 stories.

The last article I can find with the latest renderings stated 45 and 36. So it looks like we may lose 3 floors on the 2nd tower if the article (and PAPP) are correct. I won't lose sleep over that as long as the taller tower stays over 500'.

I've been keeping track on projects for Phoenix, and my last note was the main tower was 48 floors. This was on the PAPP you shared, its noted on page 9 regarding floor count, unless I'm reading this wrong.

PROJECT DESCRIPTION:
PHASE 1 CONSISTS OF 224 HOTEL ROOMS ON LEVELS 12-18 AND 398 APARTMENT
UNITS ON LEVELS 19-46. MULTI-STORY (TYPE 1A) PARKING GARAGE AT BASEMENT
AND LEVELS 4-10. HOTEL AMENITY ON LEVEL 11, RESIDENTIAL AMENITY ON LEVEL
26, AND PARTY LOUNGE ON LEVEL 47. MECHANCAL PENTHOUSE ON LEVEL 48.

That's too generous! It will get built at 295' for tower 1 and 220' for tower 2, and it will be painted with some beige brown color with cactus landscaping.

We can complain but I will remind ALL OF US that not long ago like before Covid we could barely get a tower to break 20 floors and were ecstatic for 19-21 story apartments.

We get spoiled quickly

Is it possible that the city’s new parking minimums may have influenced a design or floor count update, at least partially? For instance, we gained more floors for residential (46 instead of 44) while simultaneously losing floors for parking.
