I lived right behind this spot on Eva back in the Aughts. There was a market there on First Thursdays. Good times.

I'm pretty sure that developments like this where the rest of that strip is headed. The old storefronts are cool and quaint but also not dense enough. At some point the area is going to have to find a way to go up in an acceptable manner. Not suggesting that means high rises, but definitely rebuilds like this one that incorporate the old facades, etc.

I think this one is pretty cool. It is about mid-way between rail stations, and almost across from the St. Elmo redevelopment area.

It appears to be pretty parking light. If I am interpreting the renderings correctly, there is a parking structure next to the office that is sized about right for the office building. The limited surface parking is sized about right for the restaurant and retail. That means either the residential is sharing that somewhat limited parking, or there is underground parking under the residential, although there isn't really much indication of that.

WOW!!! That is a much better proposal for the Hill's property than what was proposed a few years ago. Really like it.

I would be hesitant. Namely, because the developer is Sutton Company. I'm not certain they've actually developed anything in the last 10-15 years. Looking at their website, most every project was in the 90's save for a couple (the latest being 2008).

They were also one of the fledgling proposals for Waller Park Place, and sat on the property for years before just selling it off....

They were also behind the Rainey Gateway project with three proposed ~50-story towers that they sold to make way for the 8-story Millennium Rainey apartment project.

I had the same thought, but the article indicates they have an equity partner and debt instrument lined up, so it is less likely they would be angling to sell for another project as they have done in the past. They might still exit early by bringing in a new operating partner, but it seems the project is committed.

Another condo project planned in Austin's booming Bouldin Creek neighborhood

Construction on the One Oak project is set to start early next year. The first residents are expected to move into their homes in 2023. Units are expected to be priced from the $400,000s to $1 million and up.

Mercury Hall to be Razed for Five-Story Apartment Complex

City Backs Miami Developer’s Plan to Apply for a Tax Credit for Apartment Development

The council approved a resolution on Feb. 4 in favor of the project that will be located at 115 E. St. Elmo Road.

The 1.14-acre property is located in the southern portion of the city and developed with two 10,000 square foot warehouses built in 1996 and 1997.

McDowell Properties under the entity McDowell Housing Partners (MHP) advised the city of their intent to apply for a 9% housing tax credit award from the Texas Department of Housing and Community Affairs in their 2021 funding cycle.

The name of the $30.2 million project is Village Square, with the total construction contract projected at $19 million. MHP Village Square, LLC is the special purpose entity created by MHP for this project.

The site proposes 100 apartment homes. The unit mix will consist of 45 one-bedroom projects, 45 two-bedroom projects and 10 three-bedroom projects.

Eligible tenants will show incomes of 30%, 40% and 80% of the area median family income (MFI).

The Austin office of Pape-Dawson Engineers, led by Sarah Ulusoy, and the Winter Park, Florida-based architects Fugleberg & Koch, led by Mike Griffin, are on board the project.

The site plan shows a seven level building with three levels of parking and four levels of residential with 177 parking spaces and a detention pond underneath the parking garage.

Love it. This area is really blowing up. Once the market opens and that trail goes in on the Bergstrom Spur, I fully expect this area to become the new hot spot in Austin. I would love to see the trail end up similar to the Beltline in Atlanta with restaurants, offices and housing all centered around this trail.

Plus the Orange Line going down Congress. This area is about to blow up.

What lot are you talking about? Be proactive! Shop the lot to developers yourself.

My dad doesn't want to look like he's desperate to sell because he's not. He says they'll approach him if they really want it, and they'll be forced to pay up because it's not officially for sale. Same thing happened to my childhood home in 2015. Not even on our mind to sell and a guy walked up and offered a bunch for it and the 3 acres it was on.

It's a lot at Congress and Hubach Lane.
