I like the look, but isn't that just going to wall off the new park from the rest of downtown?

I would much prefer something thinner and taller.

Not too bad, Looks better than the original renderings from 2018.

Honestly that's taller than I was expecting for the hotel, so I'll take it. Architecture looks nice too. The apartments are gonna be the real dice roll. I think they said something like 500 units? I really really hope they don't build a Texas donut and we get something tall.

Edit: Added some google massings. You can actually see the plot outline for this project on google earth now. I put it at 250 ft. Decent added density for the area. We desperately need a tower somewhere near the Visionworks building parking lot/Greyhound station/Travis Park though. That 200 ft plateau needs to get broken up lol.

Cool design overall, and it has retail. But we're going to regret that giant driveway on the plaza side though. It's going to fill up with short term and queued valet parking, like all the other big downtown hotels. Anyone ever enjoyed walking past the Palacio del Rio's giant driveway across the street? It'll be the same, just a swarm of parking in front of what's supposed to be the entrance plaza.

I like it. I think the height is OK. If something too tall goes there it will block the view of downtown from the Tower of the Americas (specifically the Tower Life Building). It's really a nice view of downtown as is; I think it would be a shame to break it up with one building much closer than the others in the background.

I'm more bummed about it blocking the view of downtown from the Tower of the Americas than I am worried about it walling off the park from downtown since Hemisphere Park feels very internally oriented and secluded from downtown anyway. I do think the height is closer to 200 feet than 250 feet. Maybe 220 feet tops, but hotels have been trending with lower floor-to-height ratios lately. Anyway, I think it looks great, though. The vertical columns remind me a bit of the ridges on the Tower of the Americas shaft, which I'm betting was intentional.

The facade, the curve, the height, the overall design. BUILD IT NOW!!! This gets a big yes from me tbh.

Random, but can any of y'all figure if it will it block any views of Tower Life from Alteza roof?

That's way better than the original pre-Covid plans for Hemisphere. Feels more inspired and I really like the curved design. I hope this happens.

I don't think this hotel is gonna block the Tower Life at all, too short.

As far as the residential project (if it even happens), I'd have to assume it's gonna be on the side of the Grand Hyatt, the hotel is pretty much only going to leave room for an entrance to the park on the west side. Given how little room they're working with, my guess is it's gonna be pretty tall if we're talking one building with 525 units. 500-550 foot range would be my guess. Maybe taller if they go slimmer.

Maybe I was looking at the wrong massing on your model. Is it the one on the right? And yeah, I guess Tower Life would sneak in there. But you get my drift.

Is there a layout plan that shows exactly where this goes on the property? It's a little hard to tell from the renders.

The San Antonio Heron has a full article with that information.

Thanks!

Too bad they're not going to do underground parking beneath the park like they did at the Boston Common.

I wonder what brand hotel this will be? The Heron article said that others in the hotel industry lobbied for this project. I wonder if we'll get our first Ritz or Four Seasons?!?

One can dream!

I was thinking the same thing. Since Hotel Emma (and the Thompson I'm assuming) seem to be doing well, it seems like the market is there for that.

Or maybe they'll revive the W here lol.

agree.

Also, I'm not a huge fan of this design iteration but it is what it is.

I wish they would have reopened the bid process again to see what fresh ideas were out there instead of just defaulting to Zachry. Why not give Kairoi a shot at it? They are a part of some great projects up in Austin and are an SA company. Or how about Weston Urban or Silver Ventures? I'm sure Zachry will be fine but are we, as a city, missing out on something great?

It's like a curved version of 175 E. Houston (the Majestic Theatre building).
