Even 1,000' would be pretty underwhelming here, unless it were really well designed maybe.

Is there a thread or at least rendering for this one? Never heard of it.

1,230' is great but it'd be nice if something topped 30HY here by a noticeable margin.

Only relevent if you take a time warp back to the 60’s. Bids are due next week, with an emphasis on affordable housing. Any height here is a plus.

I don't know why they do that. Only leads to confusion. The fact is, the FAR for this site is 24. Up to 12 FAR of that is for residential. They are banning office, so the result most likely will be a hotel/residential tower with the required affordable housing.

I wonder how bougie the non-affordable apartments will be, if there's a hotel component this could still be a supertall hopefully.

Kind of glad about Affirmation Tower, didn't like it enough aside from the height.

^ We really don't know what's being proposed, as none of the proposals have been revealed. I would suspect the Affirmation Tower proposal has changed, due to programming if nothing else, but we don't know anything at this point.

Is the timeline for when proposals go public known? Can't wait to see some.

No, but individual developers can talk about their own proposals.

If these charts are just from the current RFP, then this is fantastic news. Yes, for myself it would be a confirmation of my concept about Site K.

That shows a type of massing that can be built on site. Current or not, it still stands. Of course, what we saw from Peebles (the only proposal we've seen) was something totally different.

Very interesting information that you can find, only I do not know if it is new. But it will be a skyscraper around 1100 to 1200 feet tall.
As I said before, even on Yimby we are waiting for the new proposals to reactivate the topic.

If you are looking for information on those particular graphics, those were done on behalf of COOKFOX Architects.

As for the proposals themselves, we have yet to see any. We also don't know who the confirmed bidders are. We may never know if the bidders don't release the information themselves. We only saw one bid the last time around.

Just imagine the view you would have had from 418 11th Ave.

New York City Commercial Real Estate Owners Look Ahead
To 2026 and into the next decade ...

BY THE EDITORS
NOVEMBER 7, 2023

Quote:
…In this Owners Magazine, we asked the 36 men and women we polled to dig deep and tell us what they would be doing three years, five years and 10 years hence. Some skipped the 10-year part of the question. But enough answered to paint a fascinating portrait of how owners see the real estate landscape.

…2028

Some are already laying out big plans for the next five years.

“We will have completed $5 billion of new P3 [public private partnership] developments,” said Don Peebles of the Peebles Corporation. “Angels Landing in L.A. and Affirmation Tower in New York will be under construction.”

This Peebles bugs me a bit, the Affirmation Tower currently stands as an invalid proposal.
Hopefully the RFP will not be withdrawn again.

We don’t know that. The name alone doesn’t mean it’s the same tower. Things have obviously changed due to requirements of the bid.

"Efforts to reboot the project resumed this past summer, with the concession of adding affordable housing at the expense of office space. It is unclear at the moment if a new RFP will be submitted, abiding by the new programmatic guidelines. Site K is currently owned by the New York Convention Center Development Corp., a subsidiary of Empire State Development."

I think one of the two hotels should have been sacraficed for affordable housing rather than office space. Also, the observation deck planned for the top floor should be a privately owned public space with an admission fee no higher than $10. Furthermore, there should be certain days when the observation deck has free admission under a condition of a building permit by the City of New York. The five skyscrapers observation decks currently in New York City are quite expensive experiences

They haven't gotten around to it yet, but it seems like both this site and the larger site below Javits will have affordable housing...

From the State of the state...

Quote:
...Next Phase of Long-Term Housing Agenda Will Focus on Increasing Supply In New York City; Thousands of New Housing Units to be Constructed on State-Owned Land

A four-part proposal to help New York City increase its housing supply by incentivizing construction of new housing, including affordable housing; encouraging affordable in office conversion projects; allowing New York City to add residential density on certain projects; and legalizing basement and cellar apartments

Create a $500 million capital fund to support the development of up to 15,000 units of housing on state-owned land

https://www.governor.ny.gov/news/gov...easing-housing

Quote:
For decades, New York State has placed a limit on residential density in New York City by capping the floor area ratio at 12.0, making it difficult to build new housing within the five boroughs. Governor Hochul will propose legislation to allow New York City to lift the cap on floor area ratio for certain projects to maximize housing construction, including affordable housing construction.
