I listened, here's the relevant stuff:

- new one is mixed-use 24 story with 400-residential units

- demolition plus says their demo deadline is november 2025

- developer's timeline for the new build is occupancy by end of 2028

- there is one other building of similar size in the core planned for demolition, the city employee they were interviewing could not reveal address but said it's clad with glass

I bet the glass-clad building up for future demo is 77 Metcalfe, mentioned in another thread a few weeks ago. Are there any other likely ones?

77 itself was a reskin back in the 90s was it not?

I'm a bit sad to see this one go. I'm surprised they weren't able to make it work for residential conversion as it looks well proportioned for it. That said, I like that the proposed podium gives a nod to brutalism (though I wish it better matched this building) and appreciate that the tower portion has generous set-backs on all sides to give some breathing room (unlike Rideau's shoulder to shoulder towers).

Curious what we will gain in height here. Not that you would really see it from anywhere.

24fl is usually around 75-80 meters.

That's probably a pretty good estimate. We'll probably gain about 50% more height, considering office floors are usually taller than residential floors.

Is it wrong that I'm sad to see this one go? I'm a bit surprised it wasn't conducive to residential conversion since it's a long and narrow building. Must be the mechanical and vertical circulation that caused issues.

Yeah, we need more of that if Ottawa developers are too cheap to build underground tunnels or skywalks. New proposal seems to have an overhang at least.
