The east view could have still been done, it would have just required it to have a wraparound at the southern end of the building to give views towards downtown.

I believe there was at one point to develop a high rise at 720 NE Grand, but now it looks like Kia of Portland is trying to relocate there. At the minimum, I hope this leads to redevelopment of some of the car dealer lots on Broadway/Weidler.

The Portland Design Commission on Thursday discussed a proposal for a 15-story apartment building in the Lloyd District. The Skyview on 7th project team will return before the commission for a design review hearing in a couple of months.

The 240 housing units would be spread among 14 stories. Resident amenities would be on the ground floor, while a community room, amenity deck and eco-roof would occupy the penthouse level. Three levels of below-grade parking are proposed for the south elevation.

Mackenzie designed Skyview on 7th for Master Development. Turner Construction will serve as the general contractor. The project is valued at $72 million.

The building would be constructed on two parcels, at 701 and 777 N.E. Seventh Ave., near the intersection with Northeast Oregon Street. The half-block site lies at the southern edge of the Lloyd District, close to Interstate 84. The Oregon Square blocks lie to the northeast and the Congressman Earl Blumenauer Bicycle and Pedestrian Bridge, which opened this past summer, is one block south.

Lloyd District multifamily project gets green light

Right next to the new bridge, this will look nice driving toward downtown through the Gulch on I84.

Yeah, and think about those east-facing apartment views. The convention center will be fun to look at as it's so often bustling with activity, and there's downtown in the distance... that could be great, especially for folks living on higher floors. This should fit into that area nicely.

Interesting. If you look closely, that is a different tax lot than the Skyview on 7th project that is approved for 240 units (click on lot 777 on Portland Maps). Not sure how you can fit 450 units on that small tax lot without going really tall.

I wouldn't read too much into which taxlot the EA is set up on. The whole east half of the block is in the same ownership and with that many units proposed I wouldn't be surprised if they've bought or have an option on the rest of the block.

That was a rollercoaster read, it went from full block development to 5 story building to 21 story building as well. Good to see another highrise should be going up in the Lloyd District. I am still hopeful we will someday see a highrise that is 300+ft in the Lloyd District.

Is this the first project to make use of the active ground floor use waiver? It would be interesting to know how much of a factor that is.
