That's good to hear. People here probably think of me as a NIMBY or whatever, but this development makes a lot of sense. Shit, I'd argue 8 storeys or even 10 could be justified here depending on how the land is used.

I'm still miffed about lack of commercial and the weird suburban style grass boulevard, but I suspect the 50 lots near here, some will have residential, especially as Main is eventually made less insane to walk down. It's amazing this city even bothers with sidewalks on this street at this point. Even just changing it to 4 lane one way with wider sidewalks would be an improvement.

This development should glide through the approval process though.

As I suspected, a couple of clueless homeowners who will get obliterated at the LPAT and accomplish nothing but delay the project and waste their money. they are self represented, which is pretty much a recipe for immediate dismissal. Their attempts at planning arguments are hilarious for those with planning backgrounds - trying to bring in house values and claiming that an 8 storey building on a major arterial will "dominate the area".

The two nearby homeowners who said eight stories is too tall for Main Street West have reached agreements with the developer of a proposed eight-storey development at 415 Main Street West.

Matthew Bury and Robin Jeanveau filed separate appeals to the Ontario Land Tribunal opposing the development after Hamilton’s Committee of Adjustment approved the development.

Both withdrew their appeals last week.

“I wish to inform you at this time that I am formally revoking the appeal listed above,” Bury wrote to the Tribunal on September 3. “The Owner of the property listed above and this present party have reached an amicable settlement.”

On September 7, Jeanveau emailed the Tribunal stating, “I am withdrawing my appeal related to OLT case number PL210267. I have reached an agreement with the developer that I feel addresses my concerns.”

The Registrar of the Ontario Land Tribunal closed the appeals on September 7 and notified the City of Hamilton the appeal file is closed.

The settlements are private agreements and not binding decisions of the Ontario Land Tribunal. The zoning at 415 Main West now allows for the original development proposal to proceed.

It is not known what the parties have agreed to.

Great news. That means this development can start asap. It'll really clean up that part of Main and show that things are changing to those who enter the city. Hopefully the materials used are quite good as this will be the newest building to those entering the city from the 403, and wish it was a little less black and grey like everything newly built today in the GTHA.

Wimpys has been sold as well and they moved out already. Is the Wimpys property part of this new project or is that part of a new one we don't know about yet?

Interesting observation! No the Wimpy's is not part of the Westgate project, you can see in the photo below that it will still be there.

The lot that Wimpy's sits on is 405 Main Street West and it is a much deeper lot, with plenty of room for a development.... I wonder if we can do some digging and see what's planned.

Wimpy's is now closed and moving over by McMaster area.

Must be a similar project on the horizon which is exciting.

Haven't heard anything unfortunately, but with the property beside being a pretty lame male spa, I assume if the property sold, someone might be eying up buying the next door property both of which back onto a side street and could offer some townhomes at the back, and would be able to reach a pretty decent height with all that space. Could easily see a development there reaching 10 - 12 storeys with the upper floor set back.

I'll ask my realtor friend if that property sold. It's a bit harder to find info about commercial properties selling.

I was on Main Street earlier today. I can confirm, the Dairy Queen building is history. Completely demolished and all material has been removed from the site, and they have even begun excavating.

Mods - We can change this to 'under construction'.

I prefer to wait until there's a hole in the ground or more activity than just demolition. Or else I would have to consider 71 Rebecca St as under construction, even though it's just demolition, and it's unlikely they'll do anything significant this year.

Really excited to see this strip be redeveloped. It's the saddest entryway into the city off the highway. I would still have like to see commercial at grade, even just one unit, but I suspect until the city repairs the madness that is a highway through the city with Indiana Jones leap of faith bridge levels of scary, we will continue to see the desolate wasteland that is Main St.

A friend who lives there says there's talk of putting a stoplight at Main and Strathcona and having it timed with Locke. That would get rid of the idiots who get up to 100km/h in that stretch. That section is terrifying.

I mean, that won't really solve the problem, but it may be slightly better. Like putting a stop light beside a tightrope walk beside a bunch of trucks, it doesn't really add comfort. A speed camera would be a great idea along this stretch, and removal of at least one lane to widen the sidewalk.
