That second shot is great. Thank you. It shows the amount of potential the east end has and I can just visualize what two-way Main st and LRT will look like at the delta. That Dollarama should be next.

Pretty excited to see this one finish up. Will be great to add some density and commercial back here. Really hoping the finishing isn't absolutely terrible. It's got a great shape and could look nice with decent exterior. Really hoping it's not orange stucco lol

I noticed the other day that this building is pretty visible from the East, I could see it quite well back at the traffic circle. Hopefully the corner lot at Main and Ottawa will be the next to get infilled. Would look good with a 15-20 story building on it.

Would love to see some interior shots! Do you know what the building will be clad on the outside? The bottoms looks like black brick in that render, but we're all unsure what the upper portion will be?

I've seen many mid-rises in Toronto go this route with a single material or single design throughout. It seems that in most cases the bottom two floors being "brick" is usually done as a cost saving measure. That's why I'm curious what the upper levels will be. In my humble.opinion stucco is the worst there is for these above floors. The Acclamation for example already looks rough, and aged, not in a good way. The Stone, concrete and brick elements looks much better but the stucco and where something is leaking on to the brick panels looks really bad.

It's also done sometimes to differentiate between uses, or to give some visual difference to long buildings without too much articulation.

I will always hold my fill reservations until done, but I'm curious what the plan here is.

its not a cost thing - it's that city planning likes when a new building references the existing street wall which in many cases throughout Toronto is 2 stories hence the goofy 2 floor brick treatment. This isn't always the case though.

The upper portion will be stucco - textured and colour complimenting to the school across the street

That's right, the materials and colours chosen are approved by the city based on their bylaws.

We are very happy to be joining the community! We own and operate so this won't be flipped for a quick sale. We also have some rental townhomes going up nearby that will be announced in the coming months.

The renderings don't show the surrounding area in any particular detail but this is bang-on, we are matched to the surrounding homes and school across the street as approved by the city.

Drove by today and they had tarping up on the west end, presumably to keep heat in while putting up the façade, which I've seen done for brick houses (so this may have real brick?)

This photo is from last week. I went past again on the weekend but didn't get a photo because it was midnight and dark. They've now removed the plastic wrap to reveal the finished exterior on the west side of the building. If you are a passionate lover of the Downtown Staybridge Suites, you'll love this one too. Probably the ugliest new building exterior in Hamilton this generation has seen.

I mean, I don't have a problem with the red. Colour is one of the easiest ways to foster an interesting architectural landscape, as many parts of the world have proven. Canada and the US are particularly bad at colour (Hamilton and Toronto's skylines, for close-to-home examples).

I think it's the material and the weird shade of beige that accompanies the red on this building that turns me off.
