I don't know 100% why, but my spidey senses tell me that this project will effectively end up in the lender's loan-to-own program, i.e. they'll end up holding the bag at the end of the day. The design, the location, the mix, it just doesn't seem to check the right boxes.

A hotel and office building with close proximity to the airport and skytrain line in an area thats seen huge growth and everything around it is slated for development. What other boxes can it check

How does the Westin Wall Centre hotel do (about a block away)?
The Opus Hotel here will be closer to the airport than the Marriott and Hilton near Westminster Highway/Minoru area.
... but agree that it'll take a few more years before the area is built out and be walkable, though you can walk to the River Rock (are there sidewalks?). No. 3 Rd. and Sea Island Way will have 2 new projects - NW and SW corners.

I work for wall financial and can say the Westin Wall Centre is basically fully booked until November. I'm sure the opus hotel will do well.

Walking to the Westin Wall Ctr from River Rock is a bit of a nightmare, had a conference to go to recently there and public transportation options were terrible. Hopefully that significantly improves once this comes up. It is a lovely hotel however and I think it to be the best choice close to YVR.

Why was the walk a nightmare? There's a sidewalk all the way down 3 road

Was there a plan for the spot where the night market is now? did that fall apart or is it still planned? I vaguely remember seeing renders for it.

Not quite as ritzy (coppery) as the rendering implied, but the coppery colour could be a second-skin screen for the south side
- bottom left corner of office tower.
(there are some concrete ledges poking out seemingly randomly that could support a screen)?
