Same issue with Westboro Connection: the Hydro Towers. Why we don't have an alternative to them is beyond me.

  • Westgate Shopping Centre redevelopment: Five mixed-use towers between Carling Avenue and Highway 417, ranging in height from 24 to 36 storeys.
  • 1960 Scott St.: A 22-storey tower with ground-floor retail, five floors of office space and rental apartments, replacing the iconic timber building formerly home to Trailhead Paddle Shack
  • Embassy West: This site at 1400 Carling Ave. currently has a five-storey retirement home, originally built as a hotel. The applicant wants to add two new towers, 10 storeys and 12 storeys; the 12-storey tower would feature an amenity room above the 12th storey.
  • 125 Marketplace Dr. and 101A Lindenshade Dr.: Minto wants to build a retirement home complex consisting of two buildings — eight storeys and nine storeys — on the vacant site located within the South Nepean Town Centre.
  • 47 Havelock St.: Surface Developments wants to build a new four-storey condo building with 23 units.

In one of the presentations today on this application an objector was trying to implore the Planning Committee to declare the mall as a heritage site so it wouldn't get knocked down. She also didn't understand why the developers would want to knock it down when there are so many seniors who use the mall now.

RioCan’s redevelopment of the Westgate Shopping Centre is poised to inch forward tomorrow as the next phase of the proposal is due to hit planning committee Tuesday morning.

Ottawa’s planning department is recommending that city councillors accept a proposal that would see five mixed-use towers replace the current 1309 Carling Ave. property.

Bylaw amendments are necessary to accommodate the proposed mixed-use development, which would see two 24-storey towers on Carling Avenue and another 24-storey building next to two 36-storey towers towards the rear of the property, bordered by Highway 417.

The towers would feature a mix of uses, with retail space on the lower floors and rental properties above. In total, the site would feature 1,146 residential units and about 8,000 square metres of commercial space. The final product would see the 9.1-acre property split with internal roads and an open privately owned public space to encourage pedestrian activity.

The development, if approved by planning committee and then by council in April, would happen in three phases. The demolition of the current structure and construction of the first two towers would take place over the first two phases in the next 10 years, with the construction of the remaining towers in phase three likely commencing over the following 10 years.

Public consultations held in November and December of 2015 raised concerns about closing the Highway 417 ramp during construction and about parking availability. The proposal provides for 1,133 parking spaces; the original development plan puts the maximum number of spaces at 1,566 and the minimum at 841. The planning department believes the amount proposed neither under- nor over-provides parking spots.

The Westgate overhaul is part of a series of redevelopments across RioCan's Canadian portfolio, including Ottawa’s Gloucester Centre and Elmvale Acres.

The renderings are always more attractive than reality.

The retail market has changed and shows how the city is becoming more car dependant, not less.

The priority here is to demolish the shopping mall. I expect that they are operating at a loss. The timetable for building anything to replace it will depend on the market. We may have an empty lot for a while.

I'm curious if the approval of this development will push something to be similarly built at the Food Basics mall close by on Kirkwood. It's not very busy either and the Swiss Chalet closed down a while back, so it might be operating at a loss as well.

It sucks that we haven't heard of many big proposals to develop land around the Confederation line.

Instead of get big proposals like this one on Carling, or the Elmvale one on St-Laurent, neither of which are adjacent to the LRT or frequent and reliable bus service.

BTW, I thought most of these were rentals, therefore the market SHOULD be able to absorb them pretty quickly since there is a drought of new and nice(r) apartment rentals in the city, plus no need to wait for condo sales.

There's LeBreton Flats and Trinity's proposal at the intersection of Trillium and Confederation.

There were also a few projects near Tunney's that haven't gone anywhere yet.

RioCan is redeveloping its site next to Blair Station in a similar manner as Westgate and Elmvale. They're also planning to redevelop Lincoln Fields although those plans are still in the making.

There are large hydro lines that cross the back of the site, near the Queensaway and also on Merivale road which is fed from a hydro facility across the street.

AFAIK, you can't delete posts unless you are a moderator. You can, however, edit your post and replace the entire thing with something meaningless, like a "." and add a "reason for editing" to the effect of "post deleted".

Yep--I go to the Blair Station area fairly often and they have the area where the new residential buildings will go fenced in. They will be really close to the LRT station and thus very convenient for people who want to make extensive use of the
Confederation Line and have some local shopping available. I believe I read that they will be rental units.

I like Riocan and hope they are very successful in their Ottawa redevelopments.

A disclaimer: I have owned a few shares of Riocan for several years now.
