La Central, The Bronx's Catalytic Master Plan Begins Construction on Phase II

Construction has now begun on phase two of The Bronx’s new 1.2 million-square-foot mixed-use development, La Central. This installment to the site’s intended total of 992 mixed-income affordable apartments will host 496 units across two buildings located at 556 and 600 Bergen Avenue in Melrose.
Along with the development team and community partners, New York City and New York State officials were in attendance at the groundbreaking ceremony last Friday, in celebration of their dedicated efforts to bring affordable housing and sustainable energy generation to the community.

Designed by FXCollaborative in collaboration with MHG Architects and Future Green Studio, the buildings will top out at 12 and 13 stories. Together, they will generate 250,000 watts of power through rooftop solar panels and will feature grey- and black-water recycling and natural gas-fired cogeneration.
The homes will range in size from studios to four-bedroom units, with just under half of the 496, or 220, designated as permanently affordable. Units will be available through a housing lottery, with maximum income limits ranging from $20,040 to $80,160 for individuals and $30,930 to $123,720 for a household of five.

this is the D bldg from last week.
its the smallest of the group.
i saw it topping out this week.




lots of workers digging away at all the other sites.

Two Buildings Top Out At La Central’s Sprawling Development In Melrose, The Bronx

Construction has topped out on two buildings within La Central, a 1.1-million-square-foot development in the South Bronx. Designed in collaboration by MHG Architects, FXCollaborative, and Future Green Studio, the new structures represent the second phase of La Central’s three-phase masterplan.

Located at 556 and 600 Bergen Avenue in the Melrose neighborhood, the two buildings will contain 496 affordable residential units, a new 50,000-square-foot YMCA, a television studio for BronxNet, a GrowNYC-operated rooftop garden, and ground floor retail along Westchester Avenue.

Developers of the $335 million project include Hudson Companies, BRP Companies, ELH-TKC LLC, Breaking Ground, and Comunilife. Public and private financing for construction of these buildings arrived as a combination of City and State loan programs, more than $100 million in federal low-income housing tax credits from Wells Fargo, and more than $15 million in new market tax credits from Citibank and Dudley Ventures.

At the moment, the sheer scale of La Central establishes the project as one of the largest ongoing mixed-use construction projects in New York City. When complete, La Central will comprise five individual buildings.

Components include 992 affordable residences, 80,000 square feet of community facility space, a public park, and 25,0000 square feet of retail. The first phase, a supportive housing facility developed by Breaking Ground, will yield 161 units for formerly homeless veterans and New Yorkers with special needs. The building is scheduled to open next month. The third and final phase is expected to be completed in 2023, with an estimated construction cost of nearly $600 million.

With a focus on sustainability, more than 250,000 watts of power will be generated from photovoltaic panels located on building roofs. Green areas of the property include roof gardens, a 9,000-square-foot urban farm, and landscaping throughout.

A housing lottery launched on Monday for 494 affordable apartments at a sprawling development in the South Bronx. Two buildings of the five-building complex La Central are now accepting applications for the units, which range from $395/month studios to $2,689/month four-bedrooms. The rentals, located at 556 and 600 Bergen Avenue, contain a 50,000-square-foot YMCA, GrowNYC-operated rooftop gardens, and ground-floor retail. New Yorkers earning 30, 40, 50, 60, and 130 percent of the area median income can apply for the apartments.

Hudson Companies signs four new tenants at La Central

The new tenants include a community-based café, a sit-down Mexican restaurant co-located with a slice shop, an organic grocer, as well as an operator for the 135-space on-site parking garage.

The leases, totaling 6,710 s/f and 36,904 square feet for the parking garage. “At a time when the entire city is struggling, the strong interest in La Central is a testament not only to the vibrant Melrose neighborhood but to The Bronx as a whole,” said Aaron Koffman, Principal of the Hudson Companies.

“These new tenants will help transform La Central into a neighborhood destination, bringing beloved Bronx businesses and needed amenities to the community. We look forward to welcoming residents to these exciting new spaces at La Central next year.”

La Central is being developed by a partnership of the Hudson Companies, BRP Companies, Kretchmer Companies, ELH-TKC LLC, Comunilife and Breaking Ground, together with the New York City Department of Housing Preservation & Development and the New York City Housing Development Corporation.

The new tenants include the Taste of The Bronx Cafè, an culinary partnership between Paul and Anthony Ramirez, owners of The Bronx Beer Hall in the Arthur Avenue Retail Market, and Rebecca Scott, founder of Sustainable Snacks, a Bronx-based natural foods company committed to promoting public health through better snacking. The community-focused café space will feature gourmet menus prepared by a rotating roster of borough-based chefs.

Metate Authentica Comida Mexicana, a Mexican restaurant based in Riverdale, will open a 3,000 s/f outpost on the ground floor of La Central. Metate, owned by Cecilio Ballinas, will also have a take-out pizza counter within the restaurant.

Hudson has also signed a 2,600 s/f lease with a small organic grocery, operated by Hamood A. Alsaedi, who owns six other stores in the New York City area. The grocery will stock fresh fruits and vegetables, smoothies and other healthy food options.

Zafar Majeed has signed on to manage the development’s 135 plus-space public parking lot. Open to the general public, the lot is not restricted to use by La Central’s tenants, meaning customers of La Central’s tenants as well as users from the surrounding area can park there.

The leases were co-brokered by Kathy Zamechansky at the KZA Realty Group and Steve Kaufman and Mia Abdou of RM Friedland.

These new tenants will join the YMCA, which has signed a 50,000 s/f lease in La Central Building A, and a BronxNet television studio in Building B. Overall, nearly 90 percent of the available retail space at La Central A & B has been leased.

626 Bergen Avenue, the first building completed at La Central and developed by Breaking Ground and Comunilife, opened in the summer of 2019 and created 161 apartments for formerly homeless veterans and New Yorkers with special needs as well as low-income residents.

The final phase is expected to be completed in 2023 and will contain approximately 350 affordable apartments at a range of income levels.
