Grand opening announced and plus price list for available units.

- Saturday August 8th at 12noon at 86 Beechwood Avenue (Kavanaugh Sales Centre)
- One bedrooms range from $261,600 for the Glenora (554sqft) to $389,200 for the Hazel (850sqft)
- Two bedrooms range from $411,100 for the Marlowe (930sqft) up to $490,900 for the Brantwood (1105sqft)
- "Two bedrooms plus" range up to $594,900 for the Merritt (1431sqft with terrace
- Parking is an extra $33,500 but not available for the "Pied a Terre" units
- Domicile is estimating condo fees at 42 cents per square foot, and $33 per month per parking space.

It's a pied a terre, meaning it's intended as a second home sort of thing for people who visit here often enough to warrant such a purchase over the cost of so many hotel nights. Members of Parliament are an example of such a purchaser.

291 sq ft can be surprisingly liveable space if laid out in a square. My apartment in Sandy Hill is about 250 square feet. It has a bathroom and 3 closets. Aside from that the rest of the living area is a 12' by 12' square that I can fit a bed, coffee table, L-shaped sofa, desk, bookcase, and dresser in no probs.

More modern condos tend to have rectangular units, though, for which microspaces like mine don't work nearly as well.

I've brought up this point enough times that I'm actually going to draw up the floorplan of my apartment tonight (with furniture added in) and upload it here to demonstrate. Stay tuned.

I look forward to it. And I can understand why a student on a budget would definitely live in such a unit for a couple of transition years. But a member of parliament would probably want something a little more substantial if they are going to be staying there for the better part of 4 years.

I'm a graduated young professional, actually (though I can see why 'small Sandy hill apartment' would create the impression of me being a student, so no offence taken lol). Been living there since September 2014. Chose the place as I want to save up as much money as possible to be able to buy something sooner, and wanted an urban car-free location (also part of the saving money bit). At first I thought it would be bad and I would just have to grin and bear it, but I actually ended up liking it a lot. It really opened my eyes to how small spaces can be functional.

I'm leaving the place next week as I'm moving to Kingston, and I can say I actually liked my time here. My original plan was to stay there until about 2017 or so, but life intervened.

Here it is, as promised. Very lazy, but it shows the dimensions and how I fit everything in.

Discovered in all the measuring that my place is exactly 240 square feet, and that it's actually WAY more rectangular than I thought... I knew the bathroom and hallway made it more rectangular but I didn't realize it was that dramatic. I had only ever measured the main area before, and that's fairly square.

The colours are somewhat random (they very, very, very roughly reflect the colour of said piece of furniture), I'm too lazy to actually draw in the furniture.



I probably could have laid out the place better but I'm not really great at the interior design stuff. (That's what my boyfriend is for lol).

And yes, I live here and have for the past 10 months. It's not bad. Obviously only really works for a single person.

Jesus thats a small space to live but props to you for making it work.

On a side note, visited the condo sales office and despite the fact they haven't officially launched they have sold/have on hold almost 40% of all the units. They are thinking of launching phase 2 and building them together.

I noticed part of the crane section removed months ago. It is going to be put back once construction resumes? Maybe more units needed to be sold for phase 2 before construction resume I went to the sale office six month ago and they told me 25 percent units sold.
