Thank you bobdreamz & dave8721 for the great updates on this crane city!
Your Welcome! This has to be one of the largest projects being built in the US now.
dave8721 I hope those old retail buildings don't disappear either since they lend so much character to the area at street level but their property values have probably soared now.

Miami goes from boom to bust to boom again. This old-timer in real estate believes this is a billion dollar gamble, the project is so large that with 1 hiccup in the slumbering economy and this project is in trouble. It wasn't long ago that Miami could be bought cheap, have a feeling that day is going to come again, and perhaps sooner than 1 thinks. Hope the project works, but shake my head on this one.
Florida is growing fast and Miami is at the top of the curve, gaining something like 6,000 residents a year. I don't see this site being in danger on a macro level and it will essentially be complete in 18 months.
The hotel located at the east end of the site is called the "East Hotel" and now the condo towers located to the north and west will actually be called "NORTH" and "WEST". Imaginative naming.
Sources close to the developer report that the prices in the two residential towers will average around $600/square foot. These two towers will reportedly be named "NORTH" and "WEST." The Miami Herald has previously reported that the hotel tower will be named "EAST."
A condo sales office for the high-profile Brickell City Centre project opened this week, with units ranging from $550,000 to $2.5 million, excluding penthouses.
Miami-based Swire Properties Inc., the developer of the massive downtown work-live-play complex, is building two 390-unit condo towers, dubbed Reach and Rise, but it initially has launched sales only for Reach.
In March, Swire tapped One Sotheby’s International Realty and Fortune International Realty to jointly market its preconstruction condominium units, with One Sotheby’s bringing a global luxury reach and Fortune leveraging its ties locally and in Latin America.
Brickell City Centre is widely regarded as a centerpiece of Miami’s downtown redevelopment and a catalyst that has added juice to a host of other projects in its orbit.
Swire’s expansive sales office at 700 Brickell Ave. has large models of the project and mockups of interiors. The project will include a fancy fitness center, several swimming pools, a spa, a library and other features.
Swire — which bought the 700 Brickell site, the former Northern Trust building, in July 2013 — announced last September plans for an 80-story, mixed-use tower on the site that will complement the main Brickell City Centre site to the west.
^units ranging from $550,000 to $2.5 million, excluding penthouses. That price range seems rather steep for a location that is west of Brickell Avenue.

About the exact same price range as the SLS Lux next door, and a little higher than Brickell Heights. Prices for the Edge on Brickell start at $650k. 1010 Brickell (which is a block west of Brickell Ave) has prices starting at $465k. Bond at Brickell was quite a bit cheaper and SLS Brickell was quite a bit cheaper as well but those projects went on sale last year. There seems to have been quite an inflation in new building asking prices since then.
