The coloured spandrel at the base reads like a temporary wrap, rather than a permanent installation.

I wonder how they are going to maintain those green terraces on the back of the building (last photo)?

Yes, and I am happy about that. This building is not visible to anywhere except when driving by on Burrard.

The vertical element between them could be a water pipe for sprinkler heads (which could freeze in winter?)
or a downspout, but I couldn't see that much water accumulating on each one.

Thanks for posting Klaus!

Hmmm, I think there are better options for the money.

Amacon builds mediocre - mid-range product, fine if you're spending 400K - 550K but the mid-range elements show up in this penthouse whereas a builders like Cressey or Concert do far better with their premium suites.

The views aren't all that great for the price, it's corridor to the west and most of the views to the south and east will be blocked in a few years by Vancouver House and Burrard Place.

There's also the noise factor, Burrard is noisy for a few reasons, firstly it's a grade and secondly lots of bus traffic, accelerating and climbing the grade, and thirdly it's constantly busy well into the evening.

Also 'Modern's' amenities are just 'ok', in a lot of the premium buildings in which I sell, for that price the amenities are wow!! I'm currently listing in Denia-Cascina, the prices per-sq-foot are similar but they are truly 5-star buildings on the water with outstanding amenities and features.

Yeah, I wasn't very impressed by that penthouse either. The rooftop patio is nice but not worth that price. I think that is why most of the upper units are still being marketed. They have overpriced them.

True Klaus, had several buyers go through the remaining suites, all bought elsewhere and got better value in my opinion. One bought a very comparable suite in Patina which was better quality in every respect and priced lower per-sq-ft..

A year and a half later the retail on the main floor fronting Burrard is still not up and running. "Musette Caffe" is supposed to open this spring and the other corner is leased. The middle section is still for lease.

The little green planters on the west facade don't look very successful (last pic). If the plants are dead now after a long wet season then I don't think they're going to be any better in the summer.

Now this is a really good example of how one building can look like two through differentiation of massing, colour, materials and architectural character.

Lol you're sarcastic, right?

I'm surprised they actually put real "greenery" on those ledges on the backside, considering how low-end the rest of the project looks. The grey and powder blue just screams 80's public housing to me.
