45-Story, 250-Unit Tower Planned for 23rd Street in Court Square

Long Island City could soon be home to yet another large tower, with a 45-story development planned in the heart of Court Square.

The proposed tower would rise at the southeast corner of 23rd Street and 45th Avenue, immediately adjacent to the elevated 7 line tracks and on the same block as the Court Square station entrance. The building would also rival the 50-story One Court Square across the street.

The tower, being developed by Tavros Capital Partners, would span around 308,500 square feet, and includes approximately 250 residential units. About one-fifth of the building would be made up of office space, with some space allotted for retail use.

The development, with a height of 524 feet, also has an L-shaped footprint that covers seven low-rise multi-family buildings currently on site. The addresses of the buildings, which will be torn down to make way for the project, extend from 23-10 to 23-16 45th Ave., and 45-03 to 45-09 23rd St.



Despite the tower’s proposed size, Tavros Capital Partners is actually seeking to make changes to current zoning that ultimately allow for a significantly shorter building. The developer can already build an as-of-right project on site reaching a height of 70 stories, but is opting to build a 45-story development instead that features “a more flexible design and a more efficient floor plate size,” according to city documents.

Coralie Ayers, from the Department of City Planning, said at last week’s Community Board 2 meeting that without the requested changes, the tower would be “excessively large.” She further expanded on the application’s reasoning in a January board meeting.

“It’s quite a constrained lot, and it would have necessitated quite a tall building,” she said, adding that the changes move away from having a “skinny, extremely tall building” on site.

That Toyoko site shown in the diagram above will also yield over 1000 rooms if it comes to fruition @ 50 floors.

Seems like this has had no action or recent developments. There also was a delay with the Toyoko Inn project over in Chicago, which took six years from approval for a construction permit to arrive.

Given the coming of Amazon (we hope)... now might be the time to build it in anticipation for the future hospitality demand for LIC. But even than, with booming tourism, and numbers that rise every year, LIC is still a somewhat bargain for hotel units versus across the river.

We'll probally hear about this sometime this year. Project is still in development. Apparently at 48 floors. Tavros Capital and Sam Charney.

Hopefully they capitalize on LIC and up the unit count.

Permits have been filed for a 50-story mixed-use skyscraper at 45-03 23rd Street in Hunters Point, Queens, and today, YIMBY has an exclusive reveal of the first rendering for the project. Located at the intersection of 23rd Street and 45th Avenue, the corner lot is steps from the Court Square subway station, serviced by the E, M, G, and 7 trains. Charney Companies and Tavros Capital under the Court Square 45th Avenue LLC are the owners behind the applications.

A rendering by Fogarty Finger, the architect of record, shows an exterior of elongated grid of bronze-accented floor-to-ceiling glass and white terracotta panels that span the entire height of the superstructure. The skyscraper will sit on an offset series of landscaped setbacks.

The proposed 544-foot-tall development will yield 350,844 square feet of space, with 194,423 square feet designated for residential use, 100,000 square feet for commercial tenants, and 3,388 square feet for community facilities. Components for the building comprise 285 condominium units with two penthouse floors, Class A office space, and retail. The concrete-based structure will also have a cellar, mezzanine, and a 25-foot-long rear yard. Amenities include a 24/7 doorman, a fitness center, resident lounges, and bike storage.

Demolition permits were filed in November 2019. An estimated completion date has not been announced.

Wow this is quite nice! I like that it is glassy but not so glassy. It should fit in nicely next to the Citi and Skyline Tower and help connect those two towers on the other side of Court Square where 5 Pointz used to be.

It may actually make for a pretty interesting look. We may say we were glad it happened that way when the project is finished. Reminds me of that tiny one story diner they're building around in Chicago with the OneChicago development.
