I am waiting for rebuilding. We used to go to Wortley village once per week for coffee/treats and a walkabout. Now that there is no good place for coffee in Wortley (that other place has lousy coffee options), we go far less frequently.

Interesting fight brewing over building changes that did not have heritage approval. Staff recommending the work done to date be removed while the property owner is now applying for retroactive approval of the work.

Refusal of the application under Section 42 of the Ontario Heritage Act seeking
retroactive approval for the exterior cladding and porch alterations on the heritage
designated property at 124 Wilson Avenue, within the Blackfriars-Petersville Heritage
Conservation District, is recommended.

New Black Walnut second floor framing is now done and nearly have the roof sheeted. Framers will be gone by the end of this week.

Heritage Alteration Permit application by The Canada Life Assurance Company for 255 Dufferin Avenue, Downtown Heritage Conservation District, HAP25-024-L

Recommendation

Approval of the proposed window replacement for the heritage designated property at 255 Dufferin Avenue, in the Downtown Heritage Conservation District, is recommended for the north façade of Buildings 1 and 3, the east façade of Building 1, and the street-facing facades of Building 4 as submitted. Refusal of the proposed window replacement for west façades of Buildings 2 and 3 is recommended as the proposed window replacements do not comply with the Principles, Goals & Objectives, and Design Guidelines of the Downtown Heritage Conservation District Plan, do not conform to the policy direction of The London Plan, and are not consistent with the Provincial Planning Statement (2024).

So the advisory committee and staff are against proposed replacement of the windows on some sections of the Canada Life property downtown. Sounds like there are some negotiations required to sort out what the replacement windows need to look like.

Black Walnut Cafe work continues with the roof shingles now installed and all the window and doors. Building wrap and insulation still to wrap up before exterior finishing. Not sure if they intend to use brick or cladding/stucco for exterior finish.

Black Walnut in Wortley Village mostly completed now. Interior finishing and final exterior touch up left. Should have reopening soon.
