Recommendation
Approval of the proposed window replacement for the heritage designated property at 255 Dufferin Avenue, in the Downtown Heritage Conservation District, is recommended for the north façade of Buildings 1 and 3, the east façade of Building 1, and the street-facing facades of Building 4 as submitted. Refusal of the proposed window replacement for west façades of Buildings 2 and 3 is recommended as the proposed window replacements do not comply with the Principles, Goals & Objectives, and Design Guidelines of the Downtown Heritage Conservation District Plan, do not conform to the policy direction of The London Plan, and are not consistent with the Provincial Planning Statement (2024).
So the advisory committee and staff are against proposed replacement of the windows on some sections of the Canada Life property downtown. Sounds like there are some negotiations required to sort out what the replacement windows need to look like.
