New River Yacht Club has been topped out since October or November last year. Courthouse, not sure the current floor count... must be 5 floors or less.

I think I remember where it is. Do you remember where they used to be? It is very near Hot Dog Heaven right after US 1 South/E. Sunrise Blvd. I remember where the Galleria Mall is right near A1A.

Hollywood skyline about to change with new beachfront tower

With 407 rooms, the sleek 40-story Hyde Resort & Residences will stand 460 feet tall at the southernmost end of Hollywood beach at 4111 S. Ocean Drive, right next to Hallandale Beach's landmark water tower.



"That building is going to be iconic," Commissioner Patty Asseff said of the $240 million project, which calls for 40 year-round residential condos and 367 condo-hotel units, where guests and owners can stay for up to 150 days at a time.

"It should be a wow building," Asseff said. "It has great lines and design."

The Related Group was granted initial approval this week from Hollywood commissioners to build the Hyde Resort on a 1.6-acre lot on the northeast corner of South Ocean Drive and Hallandale Beach Boulevard.

Hollywood officials are expected to take a final vote as soon as April.

Hyde Resort may be Hollywood's first mixed-use hybrid to combine residential condos with condo-hotel units, said Alan Koslow, an attorney for the developer.

Hybrid projects that combine residential condos with condo-hotels are mainly attracting foreign investors from South America, said Jack McCabe, a real estate analyst based in Deerfield Beach.

"The concept ran into trouble during the boom years last decade," McCabe said. "Many of those projects are now resurfacing. Some are identical to last decade's plans and some have been scaled down."

Similar projects are already standing or on the way in Fort Lauderdale, Miami Beach, Aventura and Sunny Isles, McCabe said.

In Hollywood, construction crews are toiling on the 17-story, 349-room Margaritaville project and nearby Costa Hollywood, an upscale condo-hotel resort with 304 units. The Jimmy Buffett-themed Margaritaville resort is set to open in mid-2015.

Probably to make the article catchy. The writers at Curbed tend to do that. It doesn't mean anything significant though, just most likely to promote the apartment complex being built as it is being built with a urban context meaning shops, apartments, tree lined sidewalk ect.. Like a mini-town almost.

Essentially only when it comes to the services. Its exposed to the street, so no walls or any type of seclusion like you would see in a gated suburban development, but all the perks like gym, spa, pool are for the residents only.

Commercial is towards the public though. So in general, its not a gated mid rise development.

I call it mid-rise gated community as most of the development is surrounded by fencing/gates and "lush" landscaping. They don't have that urban / pedestrian friendly feel to them. Similar to AMLI and Solmar on Sixth in the immediate area.

Related’s Icon Las Olas finally moves forward

The Related Group is confident its 15-year battle with the City of Fort Lauderdale and historic Stranahan House over the 42-story Icon Las Olas project is in the past.
Related vice president Patrick Campbell told the Sun-Sentinel the company expects to advance the 272-unit, $250 million complex this year. The project in the 500 block of East Las Olas Boulevard would include a public plaza connecting the Las Olas entertainment district with the Riverwalk along the New River. Even Stranahan House representatives are on board with the development these days.
“I think it would be a good thing for everybody, because it’s such an important corner for when people are coming into our downtown,” said April Kirk, executive director of the 1901 Stranahan House Museum.
Related initially filed site plans in 1999. Supporters of Stranahan House, the city’s oldest building, did not want a condo high-rise next door. The city approved the development in 2004, but Stranahan House fought the project until an appeals court dismissed the museum’s case in 2011.
Stranahan officials say they are now working with Related on the potential impacts of the project.
