...according to WestSide who posted this on the main Austin city forum:

"FYI, I went to a meeting last night for the Downtown Commission and the developer stated that the 21c building will be 580 feet tall."

Condo project gets the support of design commission

A unique high-rise project planned for downtown is getting the support of the city's Design Commission along with other groups.

The 21c museum, hotel and condo development slated for Third and Brazos streets will reach 44 stories into the Austin skyline, making it a dominant presence in the area of downtown east of Congress Avenue. The $200 million project will include 209 condos along with an upscale, 230-room hotel and contemporary art museum.

The Design Commission voted unanimously on Monday to support the project, which has already garnered the approval of the city's Downtown Commission and support from the Downtown Austin Alliance.

Poe Companies and Art Commerce Entertainment Unlimited both of Louisville along with Austin-based Ironwood Real Estate are the developers on 21c, which is expected to open in 2010. The design team includes Deborah Berke & Partners of New York, Goody Clancy of Boston and Austin-based Susman Tisdale Gayle.

Steve Poe, CEO of Poe Companies, says the project remains on track to break ground this coming January. He attributes the positive response the project is getting to its unique design approach to urban living.

The city of Austin planning commission will review the project proposal on Sept. 11 and the request will then go to the City Council for final approval. The 21c sales center is expected to open in late September on the ground floor of the Littlefield Building at Sixth and Congress.

21c Austin will be officially "recommended" to City Council at one of their next two hearings (either their September 27 or October 11). The project was on the consent agenda for tonight’s Planning Commission meeting.

in the littlefield building on sixth and congress. i believe 21c is renovating the bottom floor for their sales office, possibly? they put up two signs and each sign has the 21c symbol on one side and some penguins on the other. i just noticed this today; i work in the bank of america building across the street. i went look to see if i could go in but it had a sign on the door saying construction in progress or something along those lines and i could see a few contractor guys as i was looking through the window.

Yes...21c Austin's sales center will be located in the former Schlotzsky's Deli space, located in the Littlefield Building. I believe it is scheduled to open in October.

Proposed downtown art hotel seeks zoning change

Developers behind 21c, a proposed hotel/condo/art project, go before the City Council this week to seek a zoning change.

The developers are proposing to build a 44-story building with a 220-room hotel, 214 condominium units, and a high-end restaurant. The property is at the northwest corner of Third Street and San Jacinto Boulevard.

The Downtown and Design commissions have endorsed the project. The developers plan environment-friendly features such as a green roof and water capture and reuse. The project, involving the Poe Cos. of Louisville, Ky., and Austin-based Ironwood Real Estate, aims for a strong arty feel, with displays throughout and a museum store on the ground floor. Some of the condo units would be reserved for as loft/living spaces for working artists and priced lower than the other units.

The project is scheduled for a 2010 completion date.

A sign in the sales center said that it would be open on Oct. 29, but I haven't been by since last weekend. There was also an ad in the latest Wall Street Journal Weekend Edition that says "Now Taking Reservations."

Zoning changes basically boil down to FAR as they do with almost everything downtown (8:1 is given; anything beyond that requires intervention).

Yes, as M1EK has already alluded to... CBD zoning comes with an 8:1 FAR (as standard). The zoning change request is to change the zoning from CBD to CBD-CURE-CO allowing for a 20:1 FAR. There should be no problem and the Council may even place this item on its consent agenda for all three readings. But, I'm not sure...

I am not to sure i read someone using "FAR" in relation to the Chicago Spire. This is what i found, i could be wrong though...

Federal Aviation Regulations (FAR) - The Federal Aviation Regulations, or FARs, are rules prescribed by the Federal Aviation Administration (FAA) governing all aviation activities in the United States. The FARs are part of Title 14 of the Code of Federal Regulations (CFR). A wide variety of activities are regulated, such as airplane design, typical airline flights, pilot training activities, hot-air ballooning and even model rocket launches. The rules are designed to promote safe aviation, protecting pilots, passengers and the general public from unnecessary risk. They are also intended to protect the national security of the United States, especially in light of the September 11, 2001 attacks.

No, the City of Austin's FAR regulation deals with "floor-to-area ratio". From the city's web site http://www.ci.austin.tx.us/zoning/faq.htm

And a lot more! I have an aviation background and for the longest time that is what I thought the downtown FAR was referencing. I thought it must have had something to do with aircraft clearance in the flight path Only recently did I read somewhere what FAR in the construction world meant.
