^^ I agree it should and could have(to my knowledge) been a 40 story tower, add apartments and a hotel over it honestly, it looks like people still want there center city residences and hotels, but honestly i dont mind the design, the brick work was a nic touch and i think the dark blue glass would contrast the brick well

I like this proposal.

I think it's nice to get some legit commercial this far into the neighborhood but at the same time I think it appropriately steps down from the CBD. It's a nice transition.

I also like the design.

I hope it's truly an out of state tenant. It would be nice to poach from another state for once.

Update per PWO’s post: the old gas station is being relocated up the street, so hopefully that bodes well for getting things moving on this. This would definitely put some additional pep in Logan Square’s step

Historic Gas Station Will Move for Logan Square Office Tower

Per minutes from a Logan Square Neighborhood Association meeting from last year, Covid-19 delayed plans (unsurprisingly), but things are definitely moving forward. In fact, while original plans called for 15 floors spread over 260 feet in height, new plans add three more floors to a total of 18, though the height and footprint will remain the same. Additionally, two levels of underground parking are planned for the project.

This should be A LOT taller given it’s location. This city deserves taller skyscrapers for the size of boom we pack as a city.

In this case, it's in a height overlay and iirc had to jump through a lot of hoops just to get to this tall so it is what it is

I love this city. I bleed Philly, it’s generational and molded me who I am but holy **** I hate the city’s government and zoning bs. We should be in the runnings more with NYC/Chicago. Not having shitties like Seattle and Austin and San Francisco crushing us with the taller buildings in the core skyline. Granted phillys is my favorite and brings me calm tranquility when I see the buildings but we deserve better. The city does.

Street level feel is way more important than tall towers. Still plenty of parking lots to fill.

Fair. But given it’s proximity to to taller towers I would’ve expected it to be stand out a little bit more from a distance. One cathedral square looks better then I thought it would so who knows. Also YES, there are many more parking lots that can be built on.
