I currently work east of Broad after changing companies a few months ago. It's going to be so fun watching this, 1101 Walnut, the tower at 12th and Sansom, 204 S. 12th Street, and Jefferson's new tower rise near-simultaneously! The stretch between Broad, 11th, Market, and Walnut is on fire!

Things would suddenly become super interesting if PREIT could not only place towers atop the revamped Gallery, but also redevelop the string of properties it owns on the south side of the 1000 block of Market Street. The south sides of the 700-1000 blocks of Market are begging for denser developments.

^^With PREIT in dire financial straits, you would think they would sell those properties along Market Street to be developed, and even sell the air rights above the Fashion District to be developed as well. Just poor company management honestly.

I dunno, I'm completely fine with letting PREIT go bankrupt and tearing the Galler- Fashion District down.

Hah - funny that this came up because I was thinking the same thing. I had just posted this comment over on the YIMBY site:

"Over on Market Street – the remake of the Gallery is a full blown fail and is holding everything back. I’ll say it again: the Sixers should put their new downtown arena somewhere in that space. Take a portion of the PREIT property, knock it down and start from scratch. Retail/restaurants/entertainment on the ground floor; arena above. It would sit on top of the MFL line and regional rail. It is within a couple blocks of the BSL, trolley service, and PATCO. It is the most central location possible for a downtown arena, and there is currently a teardown sitting there waiting to happen."

The caverns of 9th & 10th Streets could be recovered.

I have been really pulling for the Blu Ivy Hotel. Good project.
A great 2 floor retail base.
The tower looks like some sort of panel but I like the rhythm of the balconies.
Many cranes a comin here

You should have seen it a few months ago. It was disgusting and despicable. For a broke city like Philadelphia, they do a terrible job of fining for things like this.

no, that side of the sidewalk is completely blocked by the construction site to the west on sansom.

I walk by this all the time and haven't seen any movement on this site. Same thing with the Wendy's lot at 11th and Walnut - they did the demo like 4 months ago but nothing has happened since then.

not good. financing might be an issue. the developer owns a number of restaurants but this is a first for trying to develop a hotel...not sure how lenders feel in this environment.

While on my morning Wawa coffee run, I noticed demo permits attached to the former Midtown Diner building. The permits stated that the existing structure is to be torn down on or after September 5th, 2023. There was also fencing present on the Sansom Street side, but I can't remember if that has always been there.

Let's hope that this is a sign of things to come!

Nope. Zero activity and no equipment on site. And, one of my personal bugbears, both Walnut and 11th Street are completely blocked off with no pedestrian chutes.

Site demo has commenced! The 1100 block of Sansom is currently closed while a portion of the rear of the Midtown Diner structure has been demolished.
