According to documents posted on the City of Guelph’s website, Tricar Properties has revised its pitch for buildings spanning several properties at Gordon Street and Valley Road, now proposing two 10-storey buildings. The one fronting Gordon would contain 151 units, while the second on the east end of the properties holding 174, making a total of 325.
This is a reduction from what was seen in Tricar’s proposal, first unveiled last year, which saw the buildings standing 12 storeys tall with a combined 377 units.
At 10 storeys, the buildings are now at the height laid out in the city’s official plan.
While the size of the buildings has decreased, the amount of land the developer is looking to build on has grown, with 1270 Gordon, once the home of Monte’s Place, being purchased by Tricar and now included in the overall pitch.
According to the revised submission, the additional property would be used as a common amenity area for the buildings’ occupants should the project get the go ahead from city council.
The addition of another property also brings down the density of the overall project, now down to 182 units per hectare from the original 271.
The number of parking spots on site was also lowered, dropping to 519 from the original 587. Of those, 83 would be for visitors.
