^ I like this rendering / view from Brickell Bay Drive.

The other renderings above are not flattering . It does feel massive though.

Quite bulky. Gotta give credit to Miami for bulkiness. Some of these towers in the 700+ foot range are quite large. I hope 2017 will be a prosperous year for the place. And... hopefully Trump makes EB-5 more desirable. I read about them wanting to raise the limit up to 800k for a visa, but I'd like for them to increase the cap of allowable visas. I think foreign investment is key for this real estate sector. As we've seen with Brazilian, and Russian investors.

^^^^^

Its a double edge sword when it comes to super talls. Time is the greatest suspense. If all goes to plan, with everything in the pipeline, we could have a lot startup right away, but yet again, it could all come crashing down. These projects are taking forever though (supertall ones).

I would be pleasantly surprised if all of them get built.....would be thrilled if we can get 3 of them up...this is one I would love to see happen....

Developers are waiting for the market to get better or become stronger. The market is doing fine, but once it becomes a little stronger, we should see a lot more activity.

Rosso also told TRD Related plans to relaunch condo plans for One Brickell, a three-tower, 1,400 unit residential and hotel project that would replace an existing office building at 444 Brickell. He cited new project launches like the Aston Martin Residences and updated plans for Tibor Hollo’s super-tall at 1201 Brickell Bay Drive. The Coto family of Argentina just launched sales for the Aston Martin Residences, and Hollo’s Florida East Coast Realty, Corigin Real Estate Group and McCourt Global Properties announced Norman Foster would be designing their 660-unit high-rise last month. Both high-profile projects are moving forward during a slowdown in Miami’s luxury condo market.

Plans Advance For Brickell Supertall Towers By Foster, May Include Hotel

Quote:
The developers of The Towers by Foster and Partners in Brickell are moving forward with the project and submitted their plans to the city for approval last week.

The proposal includes:

Two supertall towers, at heights of 81 stories and 79 stories
660 residential units (Option A) or 550 residential units/220 hotel rooms (Option B)

1,162 parking spaces (some buried underground), 172-189 bicycle racks
34,731 square feet retail/gallery/restaurant/cafe
La Puerta Del Sol, a public plaza on the ground floor
Revised plans to modify the 2004 Villa Magna MUSP were filed on November 28, meaning approval could come as early as December 28, if Miami’s Planning Department gives the green light.

The development team includes:

Developers: Corigin Real Estate Group, Florida East Coast Realty, and McCourt Global Properties
Design Architect: Foster & Partners
Architect of record: ODP Architects
Landscape Architect: H.L. Martin
Structural engineer: DeSimone

This is another thread you need to rename to :

MIAMI | The Towers by Foster | 1,049 + 1,044 FT | 81 + 80 FLOORS

in the "Title Change Request thread" at the top of this sub-forum along with 300 Biscayne Blvd. Way. to Aston-Martin residences.

This and 300 Biscayne. 3 potential super talls for Miami that I feel have an extremely good chance of coming to fruition. 300 Biscayne is solid. It will happen. Almost every single tower that has had a sales center u/c pre-construction wise of the original tower in the last 5 years has risen.

If this was taller (Around 1,100 to 1,300 ft), it would be a game changer for the city. Looks like a good signature tower for Brickell.

1049 seems to be the limit in Miami due to FAA regulations.

Its a respectable figure. Sunny Isles seems to have a cap of 649 ft AMSL as well. If you notice, a lot of the towers rising or build recently are that figure AMSL for Sunny Isles.

But hey, for the FAA to be happy with that, its good in my book. Although they will approve this height for DT Miami, yet in LIC in NYC, they cap it at around 750-800 ft?

FAA is smoking that chronic at times.

What is the difference between the distance from Miami International to the Downtown core and that of LaGuardia to LIC?

MIA to downtown is about 8-9 miles. LaGuardia is somewhat closer, about 5 miles. But LIC is very close to Manhattan and the flight path that does go over Queens/Brooklyn tends to cut through Ridgewood, Bushwisk, and angling around Elmhusrt area. So called the visual landing. A lot of flights though will come up from the North (Bronx) and land on the runway adjacent to Rikers Island.

Doesn't really pose a danger to 900-1000 ft towers.

Yeah. Well, if anything, the skyline has a good chance of being denser with these proposals.

Fate has been extremely kind to Miami; so I hope these are okayed.

If this proposal had been submitted for the Twins replacement instead the unfortunate, awkward, grossly misproportioned (re cityscape) proposal shown above...Well, would could shoulda.

But this is another Foster triumph that I hope escapes federaized downsizing.

Its a great design. Foster understands Miami. It understands the 21st Century, globally connected city that is Miami..

This city has had one of the greatest transformations of any U.S. city right next to NYC in the last 10 years. Sure we can say Seattle too, but in terms of raw transformation and change, S.Florida really ramped the game up. Not just in towers or skyscrapers, but in transit. ABF (All Aboard Florida) and the Brightline for example.

If all goes well, the city might very well be the 3rd rank in the super tall game for North America.
