This city has been built in 8 months of almost daily playing, no more than 1 hour, and resting in weekends. The ideal is to planificate the reagion before playing, in order to advance faster, because if every time that you open a new city, in the same region, you start to imagine how are you going to set it, then it will take very long time to reach large numbers in the region.
You also have to take into account that industry is very necesary for the growth of population, but if the dirty and manufacture industry is set inside the city where you stablished residential areas, then people will tend to quit, and you budget will be running out of founds.
Commertial areas provide lots of taxes to your budget, but it requieres lots of industry near to stablish. residential areas demand lots of resources, in schools, hospitals, museums, libraries, police, fire fighters, parks, churches, water, electricity etc. and yet they pay very few money
My recomendation is that you should zone industry in small cities, there you can poor your garbage and produce electricity to sell to residential-comercial cities.
Residential and comercial areas are very similar about desirability, neither residential nor comercial areas like to stablish themselves near dirty industry or garbage or electricity facilities.
Comercial offices demand lots of police, so stablish police stations near them.
Very dense Residential areas demand parks, so be generous with them if you want a Sao Paulo style zone.
