MIAMI’S SECOND TALLEST OFFICE TOWER WILL HAVE A FACADE THAT MOVES IN THE BREEZE

Construction is now underway on the 830 Brickell office tower – and architects revealed plans last week for a unique moving facade.

A series of small metal panels will cover the tower’s parking pedestal and are being designed to catch the wind and create movement. The Miami breeze will trigger the facade panels, architects said.

The presentation was made at a meeting of Miami’s Urban development Review Board last week where the plans for the tower were approved, according to Miami Today.


Only the pedestal of the tower, which includes 8 stories of parking garage, will have the moving facade. The upper levels will feature a curtain wall facade of silver glass and a copper toned frit.

The 50-story office tower began construction earlier this year and is set to rise 734 feet. The Southeast Financial Tower is Miami’s only office tower that is taller.

Adrian Smith + Gordon Gill Architecture is overseeing design, together with local architect Revuelta.

Yeah I think its a typo. This was FAA approved for 834 ft. Probably some editor amped up on coffee and other illicit things smashing the keyboard excitement, and hit the 7 instead of the 8.

No, the plans they submitted to the City only had ~734 feet. I guess they changed their minds after the FAA approval.

Russian developer Vlad Doronin and his joint venture partner Cain International closed on the largest office construction loan in South Florida this year for a new tower in Brickell.

MSD Partners, the private investment firm of Dell Technologies billionaire Michael Dell, is the lender for the $300 million loan, according to a spokesperson for Doronin’s OKO Group. The South Florida Business Journal first reported the loan.

Construction is already underway on the 57-story, 724-foot-tall tower planned for 888 Southeast Brickell Plaza in Miami. The project, known as 830 Brickell, was approved by the city earlier this year.

When it opens in the first quarter of 2022, it will be the first major office building built in the city’s urban core in the last decade.

Scott Wadler and Scott Aiese of JLL brokered the loan.

The tower, designed by Adrian Smith of Chicago-based Adrian Smith + Gordon Gill Architecture, will have about 15,000 square feet of retail space, 490,000 square feet of office space, and a restaurant on the 53rd floor. It is across the street from Brickell City Centre.

A new rendering of the 830 Brickell has been released by developers OKO Group and Cain International, which appears to show a design that has been refined over the past few months.

Representatives of the developer told The Next Miami they would release a full new set of renderings next week, along with new details of the building.

In June, the developers submitted plans to the Urban Development Review Board that showed the top floors of the tower with what appeared to be a wood panel facade, and a mix of silver and copper colored glass. Those plans were approved by the board.

A new rendering provided by the developers to the WSJ yesterday now shows a silvery metallic appearance at the top, replacing the wood grain look. The copper glass may also have been removed.

A rooftop bar and restaurant is planned at the top of the tower, the developers told the paper.

Miami’s office market is booming, the WSJ wrote. More than half of office space under construction is already pre-leased, and asking rents in the city are up 26% since 2014.

830 Brickell broke ground earlier this year across from Brickell City Centre and is on track to become the second tallest office building in the city at 734 feet above ground.

Adrian Smith + Gordon Gill is the architect, together with local architecture firm Revuelta.

The developers aim to attract the world’s largest companies to the new building by building top amenities.

An upscale rooftop bar and restaurant is planned on level 56 and 57. Other amenities will include a 2,500-square-foot health and wellness center and conference facility, a 14th floor outdoor terrace designed by Enea Landscape Architecture, electric vehicle charging stations, cafes and shopping.


Total size of the building is 1,030,000 square feet. A $300 million construction loan from Michael Dell’s MSD Partners was issued in July, and WeWork has signed a lease to occupy 146,000 square feet.

The architect of the tower, Adrian Smith + Gordon Gill Architecture has also designed some of the world’s tallest buildings, including Burj Khalifa, Jeddah Tower, New York’s new Central Park Tower.

The goal of the architect was to elevate the architectural expression of the building to the level of museum-quality art, developers said in a press release. The design of the tower was influenced and inspired by the world-class-quality of art seen in Miami since the introduction of Art Basel to the city in 2002.

I noticed that the total office space increased to 613K sq ft, which is a significant bump from earlier info. I still find it weird that they're going ahead with the building even though only 146K was leased. Well, at least Brickell is getting a new office building.

What about SLS Lux? Besides blocking it best views and sending resale values for half of the building 25-40% down, the new building appears to be too close. Are there any safety concerns? The close proximity of the two buildings will create wind tunnel where wind speed can increase up to 50%.
