The Wall Street Journal has a recap of the recent big office leases and says demand is still strong:

At the beginning of the year, six developments were under way or in advanced planning with a total 2.8 million square feet, none of it leased. Since then, tech companies have committed to 64% of that space as the epicenter of the industry shifts north from Silicon Valley.

"What we're seeing at the moment is a bit of panic," said Dan Harvey, a Cushman & Wakefield broker who represents numerous large tech companies. "I get two to four phone calls a week from brokers who represent large tenants who are trying to figure out where they can land."

Fourteen tenants are searching for more than 100,000 square feet, totaling 2.6 million square feet of needed space, according to brokerage JLL, formerly Jones Lang LaSalle. But only six buildings with spaces of 100,000 square feet or more are currently available, with a total 1.7 million square feet.

100 Van Ness Avenue

One more floor and the east side will be finished. The windows will probably be in by next week. View from the 24th floor of the Essex Fox Plaza. The view on the left will change significantly in about 5 years after the new development happens at/near Market and Van Ness Avenue. (Fox Plaza will have power off for 2 hours tonight, 10 hours with limited power to put in new electrical equipment - your trivia for the evening).

socketsite has the latest update on 1527 pine

107 residential units with 2,844 square feet of ground-floor retail and art gallery space along Pine and Austin streets. Parking for 82 cars and 106 bikes would be in a two-level basement below.

there's also a note on the market street billiards redevelopment

Thanks for the pics Timbad - I think 8 Octavia is looking great so far! Is it possible that all of the projects that have switched from Saitowitz's frosted glass design (including 555 Fulton pictured above and that Pine St development further up the thread) did so in haste? Maybe once we see a finished project at 8 Octavia and if it receives universal acclaim, we'll see more.

The glass on 8 Octavia is crystalline and very beautiful in person. I think this is Saitowicz? I don't know why he gets so much hate here and elsewhere in SF. I love his stuff. Yerba Buena Lofts is one of my favorites, awesome development.

Yes, it's Saitowitz.

Some of his stuff is good, like 8 Octavia. Some--like the new project at 15th and South Van Ness--are total crap.

Yerba Buena Lofts are good from the second floor up. Same is true for some of his others. Almost all are terrible at the ground floor, just sh***ing the sidewalk/pedestrian domain. Let's hope 8 Octavia and the Fulton Street one are better.

100 Van Ness Avenue

The last panel was installed today at 1:30 pm on the east side of the building for the residential floors. The building really looks nice. I think it is the best looking new development in the neighborhood. This is a view from the 19th floor of the Essex Fox Plaza.

^That building looks like shit.

Oh, and Jerry, the Mission Bay fire was believed to be caused by a steel subcontractor, not arson.

Wake up on the wrong side of the bed today? That building looks phenomenal in person, *especially* considering that we could still be stuck with the bland minimalist concrete facade that was there before (not to mention a vacant obsolete office building that the GSA likely wouldn't even take space in). Oh, and 399 new apartments for that needy part of town! I wouldn't judge that building based on a grainy construction photo, I can almost guarantee you would not be saying what you did if you saw this thing in person. And if you do think it looks like shit, I would be willing to bet that you would be in the small minority, and you wouldn't have to look at it much anyway considering you don't currently live here.

I really lost respect for you the way you jumped on Jerry (and made it personal) for contemplating that in this crazy anti-growth town there was room and a chance that a fire such as that could have been caused by arson. It was not as far-fetched as you saying now that the new skin on 100 Van Ness looks like shit. LoL

I think Van Ness looks a bit busy, unfortunately. I wouldn't say it's the ugliest thing in the world, and I'm so happy for the added housing and the area, but I wish they had gone for a cleaner look and cut out some of the additional colors. Still excited to see the completed look, with the roof garden and the street level facade.

Had lunch with my parents and noticed 100 Van Ness from Market at 16th Street, and from there it looks infinitely better than it used to. Clean and modern.

100 Van Ness Avenue - Today

I agree that it is a bit too busy on the east side, but much plainer on the west side.
But as I whole I still like it very much. I watched 100 Van Ness being built so it is quite an event for me to see it so dramatically remodeled.
